Dear Mr. Hubbard:
In compliance with your request, I am writing this letter to you to explain
why we are not willing to issue a policy of Tule Insurance without setting
forth as an exception to the legal description, that portion of your land
shown on the plat attached hereto in red and described in the Quitclaim Deed
enclosed herewith.
We find that said land was conveyed by W. C. Lukens, et al. , prior aaners of
your land, to the City of Redlands, by deed recorded March 7, 1903, in Book
330, page 79 of Deeds, (copy enclosed) . Such conveyance was probably made
to provided a "turn area" for horse or mule drawn v,ragons in connection with
the now non-existant 14 foot alleys formerly located along the West and South
lines of your land depicted on the enclosed plat as broken blue lines, further,
we do not find a recorded conveyance from the City to you or your predessors in
title to your land.
It is also my understanding that for na ry years you have been in possession
of and have paid the taxes on said parcel of your land.
Based upon the above, it appears to me that the City should be willing to
clear up this flaw in your title by executing a Quitclaim Deed to you. I
have taken the liberty of preparing such a deed, enclosed herewith. Please
let me know if I can be of further service to you.
