right-of-way line of Stuart Avenue (50 feet wide) , thence Northerly
along said West line to its intersection with a line parallel with and
27 .00 feet Northerly of the centerline of said Stuart Avenue; thence
Easterly along last said parallel line to its intersection with a line
parallel with and 15 00 feet Westerly of the centerline of alley (1.0
feet wide) , thence Northerly along last said parallel line to its
intersection with the South right-of-way line of State Highway as v'
conveyed to the State of California per deed recorded December 11, 1961
in Book 5607 , Page 40 of Official Records ; thence Easter ly along said
South right-of-way to its intersection with the West right-of-way line
of said alley, thence Southerly along said West right-of-way line of
