OF REDLANDS HEIGHTS, in the City of Redlands, County of San Bernardino, State of
California, as per plat recorded In Book 16 of Maps, page 29, retards of said County,
described as follows:
BEGINNING at the centerline intersection of 30 foot wide Knoll Road and 50 foot wide
Fountain Avenue, as said intersection is shown on said Map No. 9; thence along
said centerline of Fountain Avenue, North 561 201 East 253.29 feet; thence North
40° 41' Nest 25.19 feet to a point on the Northwesterly line of the aforesaid
Fountain Avenue, said point being the most Easterly corner of that certain parcel
of land conveyed to C. C. Newland and Annie J. Newland on February 13, 1940 as
Instrument No. 26 and recorded in Book 1394, page 116, Official Records of said
County; thence along the Northeasterly line of said Newland parcel, North 40° 41'
West (North 401 401 West deed) 5.04 feet to a point on a line which is parallel
with and 30 feet Northwesterly of said centerline of Fountain Avenue; thence along
said line, South 561 201 West 204.52 feet to the beginning of a tangent curve concave
to the North and whose radius is 13.00 feet; thence Westerly along said curve, 21.03
feet and through a central angle of 921 421 to a point on a line which is parallel
with and 30 feet Northeasterly of the aforesaid centerline of Knoll Road; thence
along said line, North 30° 58' West (North 300 591 West record) 13.83 feet to
the beginning of a tangent curve concave to the Southwest and whose radius is
542.00 feet; thence Northwesterly along said curve, 157.66 feet and through a
central angle of 160 401 ; thence along a line which is parallel with and 30 feet
Northeasterly of said centerline of Knoll Road, North 47' 38' West (North 47° 391
West record) 49.20 feet to the beginning of a tangent curve concave to the South-
west and whose radius is 195.80 feet (195.2 feet record); thence Northwesterly
along said curve, 89.04 feet and through a central angle of 26° 03' 161, to a
point on the most Westerly line of said Newland parcel of land; thence along
said line, South 11° 401 West 11.75 feet to an angle point in the centerline
tangents of said Knoll Road; thence South 160 36' 30" west 18.29 feet to a
point on the curved centerline of said Knoll Road, as shown on the aforesaid
Map No. 9; thence Southeasterly along said centerline of Knoll Road to the
point of beginning.
The purpose of this deed is for the widening of Knoll Road and of Fountain Avenue
to a 30 foot width from centerline to right of way line.
