PARCEL NO. 3: An easement for encroachments of the improvements constructed on
zhe nereinafter described property including but not limited to encroaching
foundations, walls, eaves, canopies, stairways, planters, walkways , signs ,
cornices, columns, drainpipes, rafters, balconies, curbs, gutters , and their
appurtenances onto, under and over Citrus Avenue, Cajon Street, Vine Street and
Fifth Street Mall, which easement is for the benefit of and appurtenant to the
following described property:
A portion of Lots 13 through 29 inclusive, and a portion of the alley, 13 feet
Bride, all in Block "A" , Subdivision of Block 28 of Redlands, as per plat recorded
in Book 4 of Maps, page 2 , records of said County, described as follows:
BEGINNING at the intersection of the West line of the East 20.00 feet of said
Lot 13 with a line parallel with and distant 10 .00 feet Southerly, measured at
right angles, from the North line of said Block "A" ; thence South 894 59 ` 00"
West along said parallel line 284. 70 feet to the Easterly line of that certain
parcel described as "Parcel No. 1" in deed to the City of Redlands recorded
November 24 , 1964 in Book 6279 , page 199 official Records; thence South 01 01'
00" East along said Easterly line 16. 33 feet to the beginning of a tangent curve
concave Northeasterly with a radius of 382.00 feet; thence continuing Southerly
along said Easterly line and along said curve through a central angle of 33°
