corporation, hereinafter called "Grantor," to the CITY OF
�REDLANDS, a municipal corporation, hereinafter called "Grantee."
In consideration of the sum of Ten Dollars ($10.00) lawful money
of the United States of America, to it paid by Grantee, and of other good '
and valuable consideration, receipt of which is hereby acknowledged, Grantor

hereby grants and conveys unto Grantee, an irregular--shaped parcel of land '
in. the City of Redlands, County of San Bernardino, State of California, being
portions of Tots 10 and 11, Block "B", of the Fairbanks and Wilson, Subdivision
of part of Lots 27 and 28, Block 77t San Bernardino Rancho, as said Lots 10
and 11 are shown on plat recorded in Book 40 of Maps, page 47, records of said
County, said parcel being more particularly described as follows:
Beginning at the northwest corner of said Lot 10; thence
South 00 181 1.111 East (bearings assumed for purposes of this
description) along the westerly line of said Lot 10 a distance
of 1-42.50 feet to a point in a line parallel with and distant
northerly 15.00 feet measured at right angles from the southerly
line of said Lots 10 and 11; thence North 89" 431 1911 East
along said parallel line 72.36 feet to a point in a line
parallel with and distant easterly 72.36 feet, measured at
right angles from said westerly line; thence North 0° 181 11"
West along last said parallel line 10.00 feet; thence, from
a tangent which bears South 890 431 19S1 West, Northwesterly
along the arc of a curvet concave northeasterly and having
a radius of 25.00 feet through a central angle of 630 34, 40"
a distance of 27.74 feet; thence North 26° 421 0111 West
tangent to the preceding curve 24.47 feet; thence northwesterly
along the arc of a curve tangent to the preceding course,
concave northeasterly and having a radius of 375.00 feet
through a central angle of 150 381 2011 a distance of 102.36
feet to a point in the northerly line of said Lot 10; thence
South 8911 421 2511 West along said northerly line 6.59 feet,
more or less, to the point of beginning, Containing an area
of 4466 square feet more or less.

RESERVING unto Grantor,its successors and assigns, all oil, gas
and other hydrocarbon and mineral substances lying not less than one hundred
(100) feet below the surface of said land, provided that Grantor,its suc-
cessors and assigns, shall not have the right to go upon the surface of
said land for the purpose of extracting said oil, gas, or other hydrocarbon
and mineral substances, nor for any purpose in connection therewith, but
shall have the right to extract and remove said oil, gas and other hydro-
carbon and mineral substances by means of slant-drilled wells located on
adjacent or nearby land, or by any other means which shall not require entry
upon the surface of said land; .
SUBJECT TO all current nondelinquent general and special district
taxes, and other matters of record, if any.
