My dear Sir: I have your letter of December 17th in reference to the I;arm,- Shepherd contract and land now owned by rye and being sold to the City of Redlands, the unpaid balance being "6480.00 , together with accrued interest. I am not anxious to sell the contract, but sinre the City has the right to take it up at any time , it leaves the ma ', 1er rather uncertain and I might invest the money elsewhere to an advantage. If the City take up the contract , and if the matter can be definitely in escrow before the lst of January, I will accept payment on the basis of 4200 .00 discount. My dear Mr. Snyder: Your note of December 18 in regard to the purchase by the City of RedlE�.nds of the Harry Shepherd land is at hand. If you will place your deed and other necessary papers with the title comnL-ny, have search made and be in position to close this contract on the 7th of January, 1932, with instructions that upon payment to you of the sum of $6280.00, together with interest thereon from September 1, 1931 to date of closing the contract Gt the rate of six per cent, the deed may be placed of record and a policy of title insur&nce issued with liability of $7000.00 showing title vested in the City of Redlands, the money will be placed in escrow for you on that date. The title of course will show clear excepting for the exceptions noted in the Shepherd contract dated February 6, 1531. M,', reason .for delay is that worrants of the City -TLy be authorized only at regular meetings of the City Council and our next City Council meeting does not occur until Wednesday, January 6. V e will be very glad to complete the deal at that time and I trust that this will be rear enou h to the first of the year to Gcco ;modate you. On ret eading the contrfet I note t'rhat the policy of title insurance should snow title vested in seller rather than in purchaser. There may be some adjustment of costs hinging around that point, but we will be very glad to p4�y our proportion of such title company charge.
