Possession to be given-
As evidence of good faith and as a consideration in this offer I hereby deposit -----------------------------
of the purchase price with H S. Abbott, my duly authorized agent, which sum shall be applied on the purchase price
of the said property if this deal is completed, otherwise said sum shall be returned to the Buyer without deduction
unless the deal fails because of the Buyer's default in which case the said agent shall be entitled to apply said sum
on account of his commission hereinafter provided for, returning the surplus, if any, to the Buyer
Unless otherwise provided, all taxes, interest, rent, and Insurance, street and other assessments and water charges
shall be adjusted in the usual and customary manner as of the date this offer is made, except taxes shall be adjusted
as of July 1st of the present fiscal year, upon the basis of the last tax levy
If this offer is accepted, then this offer and such acceptance shall constitute an agreement between the parties for
the purchase and sale. of said property upon the terms herein stated without any further agreement between the

be able to close said escrow
If the title to said property shall be-defective,-the Seller shalt-have-a re onable-time within which to perfect such title
and the time for completing this deal shall be deemed extended acro ingly
If either the Buyer or the Seller shall fail to comply with the provi ons of this offer after its acceptance, then the
one so failing shall be deemed the one to be in default hereunder.

If the deal is not made due to any failure or neglect of the Seller, �a because- of the Seller's defective title, the Seller's
acceptance of this offer shall constitute the Seller's agreement to pay said agent's commission, but if the deal is not
made because of the default or neglect of the Buyer, then said commission shall be paid by the Buyer

This offer may be withdrawn, in writing, prior to its acceptance, at any time after---------

the return of the escrow papers upon demand therefor, in the event of the default of the other for a period of sixty

In making this offer I do so in sole reliance upon my own judgement as to said property and personal investigation
of said property whether such investigation was made personally or not, and not in reliance upon any representations
by any person whatever regarding said property or the character, quality, value or income thereof or otherwise and
I assume all risks regarding the property, and release all persons whatever from any liability reason of any repre-
sentations in regard thereto not herein contained
