If you will place your deed and other necessary papers with the title company, have search made and be in position to close this contract on the 7th of January, 1932, with instructions that upon payment to you of the sum of 9'6280.00, together with .interest thereon from September 1, 1931 to date of closing the contract at the rate of six per cent, the deed may be placed of record and a policy of title insurance issued with liability of $7000.00 showing title vested in the City of Redlands, the money will be placed in escrow for you on that date. The title of course will show clear excepting for the exceptions noted in the ( She§herd contract dated February 6, 1931. My reason for delay is that warrants of the City may be authorized only at regular meetings of the City Council and our next City Council meeting does not occur until Wednesday, January 6. Vie will be very glad to complete the deal at that time and I trust that this will be near—enough—to— the first of the year to accommodate you. On rei eading the contract I note that the policy of title insurance should show title vested in seller rather than in purchaser. There may be some adjustment of costs hinging around that point, but we will be very glad to pay our proportion of such title company charge. If this is satisfactory to you and if you will advise me of which title company in San Bernardino till be handling the matter, we will also place appropriate insbrUctions in the escrow.
