NO EXISTING TAXES As per items 3 on page 4 of the preliminary title report dated July 18,2018, there are
presently no taxes assessed on this property,due to property being vesting in a public entity,therefore there are no
taxes to prorate as apart of this escrow Buyer is aware that he will receive a tax bill in the future,once ownership
changes and the county assesses the property, and buyer relieves Escrow Holder of any and all liability for same
TRANSFER TAX.All parties are aware that county transfer tax MUST appear on the grant deed being recorded as a
part of this escrow,contrary to the draft of the deed that was originally part of the Purchase and Sale Agreement and
all parties consent to same Escrow Holder is instructed to debit sellers account for transfer tax at the close of
escrow
POLICY OF TITLE INSURANCE The parties herein desire that a CLTA policy of title insurance be issued at the
close of escrow
BUYER'S FINAL DEPOSIT OF FUNDS The buyer's deposit of the final monies needed to close shall be deemed
their indication that any and all contingencies/conditions that were apart of this purchase have been completed to buyers
full satisfaction Buyer has received approval from any and all governmental agencies (city/county/state) for their
intended project Upon receipt of buyers final closing funds,Escrow Holder is instructed to close this escrow provided
all other conditions/requirements of this escrow have been met
