Foster, Mayor 125 W Vine St Redlands, CA 92373 F O R E N S I C S RE: City of Redlands - Quality of Life Department - Administrative Fee associated with 1107 Alta St, Redlands CA 92374 Mr. Foster, The purpose of this letter is to record the details of our agreement to be ratified by the City Council on March 19, 2019 This letter shall also serve as instruction to Orange Coast Title Company regarding payment of the taxes and penalty through the closing process on the above referenced property l have spoken with the Escrow Officer and been assured this letter and instructions are acceptable to Orange Cost Title Company. The specific purpose is to clarify the terms of the agreement reached between the City of Redlands and Dennis Shogren as Trustee of the Stiffler Living Trust dated Jun 14, 1993 which will allow the closing of Escrow on 1107 Alta St, Redlands CA 92375 This agreement verifies for the Title Company the agreed amount for a payment for all prior code violations and will provide the buyer of 1107 Alta St with 90 -day period to bring the exterior of 1107 Alta Street into compliance with the City of Redlands Code enforcement directives and regulations INSTRUCTIONS FOR PAYMENT TOTAL REAL PROPERTY TAXES TO BE PAID THROUGH ESCROW $ 5,164.52 Those taxes to be paid through escrow are comprised of the following - SPECIAL ASSESSMENT (SA) DETAIL Special Assessment Installment 1 $2,40060 Special Assessment Installment 2 $ 2,400.60 Penalty for late payment of Installment 1 $ 24594 Total SA Payment through Escrow $ 5,047.14 REMAINING TAXES DUE 4/ 10/ 2019 * "Regular" Property Taxes $ 117 52 1860 Chicago Ave, Suite G19 * Riverside, CA 92507 * 951 462 1409' www shogrenandassociates com It is in consideration of payment of the Special Assessment through the escrow process, that the City of Redlands acknowledges payment in full for all special assessments and all possible violations against 1107 Alta St, Redlands, CA 92374 as of the date of closing The City of Redlands further agrees to give Dennis Shogren in his capacity as Trustee of The Stiffler Laving Trust dated June 14, 1993 a 90 -day "grace period" to bring the property into full compliance with City of Redlands Code Enforcement directives.
