SUBJECT: GRANT OF LANDSCAPE MAINTENANCE EASEMENT FOR LOT 36 TRACT
NO. 18979
RECOMMENDATION:
I am recommending the City Manager execute the attached Certificate of Acceptance for a
Landscape Maintenance Easement.
BACKGROUND:
Lot 36 and adjacent Lot D are lots within Tract No 18979. Lot D is a City owned lot for which
the landscape maintenance has been annexed into the City's Community Facilities District
(CFD) 20�4-1. Due to the placement of Southern California Edison electrical equipment on Lot
D, additional space is needed from lot 36 for equipment access. This additional area will require
an easement to be added to CFD 2004-1.
The property owners of Lot 36 are Redlands Pioneer, LLC, a Delaware Limited Liability
Company, managed by: Diversified Pacific Communities, LLC a Delaware Limited Liability
Company. The subject property is located near the northeast corner of Lucas Lane and San
Bernardino Avenue, in the City of Redlands. Mathew A. Jordan, Co-Managing Member of said
LLC has requested the certificates of acceptance from the City (see attached originals}.
The form of the easement document was reviewed by the City Attorney and is deemed
acceptable. The legal description was reviewed by the MUED engineering staff and is also
deemed acceptable. .
The San Bernardino County Recorder requires all easements offered to a public agency to ha�e
a Certificate of Acceptance executed by a representative of the agency. The City Manager is `
authorized to accept the Landscape Maintenance Easement on behalf of the City per Council �
Resolution No. 6756 approved on September 3, 2008.
