BROVER AND JUDITH BROVER, husband and wife, AND JOSEPH KANE AND ROSALYN T. KANE, husband and wife, hereinafter referred to as "Owners", their heirs or assigns. II The Owners state that they are the owners of that certain parcel of land containing approximately five (5) acres located at the southeast corner of Citrus Avenue and La Salle Street, in the City of Redlands, County of San Bernardino, State of California, more particularly described as follows: West one-half (112) of Sub Lot 7 of Lot 7, Map of East Redlands III The Owners shall not be required to install masonry walls in connection with a Private Swimming Club development on the above described land, as provided for in Section 43.00 of the City's Zoning Ordinance No. 1000, until abutting properties shall be developed for residential uses, provided the Owners shall agree ,to this Covenant Running With The Land. IV The Owners, their heirs or assigns, agree to install 6 ft. high solid masonry walls around the facility; said walls to be located on the easterly and southerly property lines and on the northerly and westerly setback lines, as required by Ordinance No. 1000, to protect abutting residential uses when development of abutting land for residential purposes may occur and, further, said Owners, their heirs or assigns, agree to comply with this requirement within sixty (60) days after being notified by the -1- 1 2 3 4 5 6 7 8 9 10: 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25i 26 27 28 291 30 311 321 City, in writing, that the abutting property is to be developed for residential purposes. V The above Covenant in each and every particular is hereby declared to run with the lard and shall be construed as a real Covenant Running With the Land and the Owners, their assigns, grantees and successors in interest, including; their heirs by law, do hereby agree to observe and keep this Covenant.
