CALIFORNIA, a municipal corporation, hereinafter referred to as the

"City" and AIGDOVIS, INC. and TERRY V. HIGDON, hereinafter referred to
as "Oviners", their heirs or assigns.

The Owners state that they are the owners of real property
located on Sunset Drive in the City of Redlands, County of San Bernardino,
13tate of California, more particularly described as follows:
All that portion of Blocks 56 and 57, according to
Map No. 10 of REDLANDS HEIGHTS, in the City of
Redlands, County of San Bernardino, State of Calif-
ornia, as per plat recorded in Book 9, page 17 of
Maps, records of said County, described as follows:
BEGINNING on the South line of the Northwest 1/4 of
Section. 3, Township 2 Southy Mange 3 West, San Ber-
nardino Base and Meridian, 2223.89 feet East of the
Southwest corner of said Northwest 1/4, said point
of beginning, being also the Southwest corner of said

The North line of said South 130.00 feet being parallel
with and 130.00 feet, measured at right angles, from
the South lire of said Block 56.

The Owners hereby agree to dedicate a street and to install curbs,
gutters, and paving in accordance with the requirements of the City Council
action of October 7, 1958 and as provided by the Planning Commission on
September 28, 1958.

IV
The Owners, their heirs or assigns, agree to dedicate the street
in compliance with grade and specifications required by the City Engineer
and in accordance with the requirements of the City Council and the
Planning Commission, and to Make alb re,vired improvements at the east-
erly side of Parcel A, as described in Paragraph II of this Covenant
Running with the Land. The installation of the street improvement for
Parcel A whenever Owner's property as described in Paragraph II hereof
shall be improved is an express condition of Lot Split No. 196 granted
to the Owner by the City.

The above Covenant in each and every particular is hereby de-
clared to run with the land and shall be construed as a real Covenant
Running With the Land and the Owners, their assigns, grantees and suc-
cessors in interest, including their heirs by law, do hereby agree to
observe and beep this Covenant..
