COVENANT RUNNING WITH THE LAND
I
THIS AGREEMENT, made and entered into this 2/ day
of lql by and between the CITY OF REDLANDS,
CALIFORNIA, a municipal corporation, hereinafter referred to as
the "city" and H. F. HORTON and'OHLOE S. HORTONt husband and
wife, hereinafter referred to as "Owners", their heirs or assigns.

Owners state that they own a certain parcel of land in
the City of Redlands, County of San Bernardino, State of California,
more particularly described as follows:
The South one-half of Lots 1. 20 and 3 in Block Lettered
"KII according to Map of Lugonia Park as per plat recorded
in Book 4 of Eaps, page 50, records of San Bernardino
County California; and the North one-half of lots 22,
23, and 24 of said Block 11K11 of Lugonia Park.
SAVING AND EXCEPTING therefrom the South 63 feet of
the North one-half of said Lot 24; and excepting the
West 15 feet of the South 63 feet of the North one-half
of said Lot 23; ci.nd e-xcepting the South 15 feet of the
North one-half of said,Lots 22 and 23; all in said Block
11K11 of Lugonia Park.

Owners conveyed the real property adjacent to said
property described in Paragraph II hereof to Claude Thompson and
Anne Thompson on 15 April, 1958.

Owners, their heirs or assigns agree to perform and
guarantee the performance of the conditions and requirements pro-
vided in Lot Split No. 180, as approved by the City Planning
Commission and by the City Council of the City of Redlands whenever
the property described herein is developed in accordance with
Subdivision requirements of Zoning Ordinance No. 1000 of the City
of Redll-,,.nds.

The Owners, their heirs or assigns agree to comply with
all the conditions and requirements of Lot Split No. 180 when said
land is developed for residential use and to make such compliance
within ninety (90) days after service of a written request per-
sonally or by mail from the City Planning Director.

When the land herein described is developed for resi-
dential use and the request to perform has been made by the City
Planning Director, the Owners, their heirs or assigns shall comply

with the following requirements of the City Water Department:
1. To pay into the Water Stock Acquisition Fund the
amount of Seventy-five ($75.00) Dollars. t
2. To deliver to Municipal Water Department acceptable
water stock with a delivery of 2T MID/Mo.
3. Because the water main presently serving the
property is inadequate and too small, to install
a new main prior to service.
4. To comply with all provisions of Ordinances No.
988 and No. 1043.

The above Covenant in each and every particular is
hereby declared to run with the land and shall be construed as a
real Covenant Running With the Land and the Owners, their assigns,
grantees and successors in interest, including their heirs by lawp
do hereby agree to observe and keep this Covenant.

CERTIFICATE OF ACCEPTANCE

This is to certify that the interest in real property conveyed
by the Covenant Running with the Land dated _ VLXVx�AxYxxUA November 21, 1960
from H. F. Horton and Chloe S. Horton
to the Citv of Redlands, a political corporation and/or governmental
agency is hereby accepted by order of the City Council on November 22,
1960, and the grantee consents to recordation thereof by its duly author-
ized officer.
