THIS AGREEMENT, by and between the CITY OF REDLANDS,
California, a municipal corporation, hereinafter referred to
as "Cit-y" and HAROLD A. DURRELL and DOROTHY E. DURRIML, husband
and wife, as joint tenants, hereinafter referred to as "Owners,"
is dated this 19 th dav of

1 1963.
The Owner states that he is -the owner of real property
located on Central Avenue, in the City of Redlands and County of
San Bernardino, hereinafter called "premises, " and described as
-follows:
Lot 6, 7, 8, and the easterly 25 feet
of Lot 15, portion oE Lugonia Park,
Book 4, page 50, official records of
San Bernardi -no County.
The premises are shown on the map attached hereto as
Exhibi t "A".
Whereas, the City has required the Owner to comply with
all provisions for improvements in Lot Split No. 307whenever
the premises are developed in accordance with such requirements.
Provided that, no development of the premises shall be approved
nor a building permit issued for construction thereon, prior to
caupi-Jante with such re
quirements, with the following exception:
The easterly 25 feet. of Lot 15, shown as
the shaded area on Exhibit ",A" attached
hereto, may be improved and used for
right. -of -way purposes for ingress and
egress to Lot 8, prior to development
in accordance with Lot Split No. 307.

Owner agrees not to sell, offer to sell or lease part
of premises, prior to complying with all the provisions

of Lot Split No. 307, except that the right of ingress and
egress described in paragraph III hereof may be exercised.

The above Covenant in each and every particular is
hereby declared to run with the land and shall be construed as
a real covenant running with the land and the Owner, his assigns,
grantees and successors in interest, including all heirs by law,
hereby agxeeto observe and keep this Covenant.
