THIS AGREEMENT, by and between the CITY OF REDLANDS,
a municipal corporation, hereinafter called "City" and ROBERTS
PUMP AND EQUIPMENT COMPANY, INC., hereinafter called "Roberts"

is dated this day of 1965.
FOR AND IN CONSIDERATION of the withdrawal by City
of the appeal from the decision of the Planning commission of
the County of San Bernardino to the Board of Supervisors in
the Zone Variance matter designated index No. 269-103 in the
records of said County, and the services of the city in pre-
paring the plot plan attached hereto as Exhibit A, and the
City's advice as to the proper planning and landscaping of
the premises shown on the plot plan, Roberts agrees as follows:
1. To comply with plot plan as prepared by City
of Redlands Planning Department, which plot plan is attached
hereto as Exhibit A and hereinafter called "plot plan".
2. To install street improvements, curbs, gutters
and sidewalk as shown on said plot plan, subject to specifi-
cations of the Highway Department of the County of San Ber-
nardino.
3. To provide a minimum of seven (7) parking spaces
for business and light vehicular parking, which area and
drives serving it shall be surfaced with minimum of two inch
A.C. paving material.
4. To meet all requirements of County Division of
Building and Safety.
5. To maintain all open storage areas at a minimum
distance of 125 feet from the front property line shown on
the plot plan. if open storage is requested to the west of
said line a solid concrete block wall to be installed.

areas with dust -free material, decomposed granite or pea gravel.
7. To install a six-foot high fence along the north,
south and east property line. Dwarf eucalyptus or acacia trees
to be planted along the north property line shall serve as
a screen from the freeway at such time as the orange trees
north of this property are pulled.
8. To install all landscaping prior to issuance of
an occupancy permit by the County of San Bernardino, and
maintain such landscaping thereafter. The landscaping plan
shall be approved by the County Planning Department.
This agreement shall be enforceable and binding upon
the assigns, transferees, personal representatives, and all
successors in interest to the parties hereto.
