GRANT OF ROADWAY EASEMENT
This Grant of Roadway Easement is entered into by and between
CIVF V — CA1 B02, LLC, a Delaware limited liability company
and the City of Redlands, a Municipal Corporation (herein "City") duly organized in
accordance with the laws of the State of California
For valuable consideration, receipt of which is hereby acknowledged
CIVF V — CA1 B02, LLC,a Delaware limited liability company
hereby grants to the City of Redlands an irrevocable roadway easement over that certain
real property ("Easement Area"), described on Exhibit "A" and shown on Exhibit "B"
attached hereto, for the following purposes
A Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof, and
B Ingress and egress over the Easement Area for vehicular or pedestrian traffic

That portion of the Northwest 1/4 of Lot or Block 13 on the Map of the Barton Ranch, in
the City of Redlands, County of San Bernardino, State of California, as per plat recorded
in Book 6, Page 19 of Maps, in the office of the County Recorder of said County,
described as follows
Beginning at the intersection of the Easterly right-of-way of Iowa Street (40 00 -foot half
width) and the Southerly right-of-way line of Park Avenue (27 00 -foot half width), both
as shown on Parcel Map No 5021, as per plat recorded in Book 48, Page 1 of Paicel
Maps, in the office of said County Recorder, thence along said Southeily right-of-way
line South 89°56'00" East 597 00 feet, thence leaving said Southerly right-of-way line
South 00°04'00" West 6 00 feet to a line 6 00 feet Southerly and parallel to said Southerly
