WHEREAS the City of Redlands, California, owns property
in the City of Redlands, located at 126 Garden Hill Drive, and
particularly the dwelling situated at 126 Garden Hill Drive,
and;
WHEREAS the City of Redlands is desirous of maintaining
continuous surveillance and custodianship of the property at
126 Garden Hill Drive, to assure its continued compatibility
with the surrounding area as well as to protect this public
property and premises, and;
WHEREAS it is desirable to accomplish this by permitting
Mr. and Mrs. Delbert Turner to occupy, as living quarters, the
dwelling at 126 Garden Hill Drive, in exchange for a monthly rental
and certain work to be performed by him within the dwelling and on
the grounds,
NOW THEREFORE it is agreed this 15th day of June ,
1971, by and between the City of Redlands, hereinafter called
"City", and Mr. and Mrs. Delbert Turner, hereinafter called
"Turners", that
For and in consideration of payment of rents and performance
of covenants contained on the part of Turners, said City does here-
by rent as a residence those certain premises at 126 Garden Hill
Drive, located in Redlands, California, for a tenancy from month -
to -month commencing on the lst day of July , 1971, and at
a monthly rental of $ 50.00 ayments to be as stipulated below:
IT IS FURTHER mutually agreed between the parties as follows:
(1) Term. The term of this agreement, at the rental
rate of Fifty Dollars ($50.00) per month, is for
no less than one (1) year and no more than five (5)
years from date of execution. At the date of expira-
tion, if Turners desire to continue occupancy, the
rental rate will be renegotiated with the City.
(2) Turners shall not violate any City ordinance or State
law in or about said premises.
(3) Turners shall not sub -let premises, or any part thereof,
or assign this agreement without the City's written
consent.

(4) Any failure by Turners to pay rent or other charges
promptly when due, or to comply with any other term
or condition thereof, shall at the option of the
City forthwith terminate this tenancy.
(5) Turners shall keep and maintain premises in a clean
and sanitary condition at all times, and upon termi-
nation of tenancy shall surrender premises to City
in good condition, ordinary wear and damage by the
elements excepted.
(6) Receipt of 1 keys is acknowledged by Turners; said
keys to be returned to City upon termination of tenancy.
(7) Turners agree to properly cultivate, care for, and
adequately water lawn, shrubbery, trees and grounds
in immediate vicinity of rented premises.
(8) Turners shall pay for all disposal, water and sewer
service supplied to said premises, except as provided
herein. Turners shall pay for all gas, heat, light,
power, and all other services, except as herein pro-
vided, supplied to said premises.
(9) This agreement and tenancy hereby granted may be ter-
minated at any time by either party hereto by giving
to the other party not less than six (6) months prior
notice in writing, except as provided in paragraph 4,
above.
(10) Turners agree to pay reasonable costs and attorney's
fee necessary to collect rents or to enforce any of
the terms of this agreement.
(11) Turners further agree to provide, at their expense,
all materials and labor necessary to effect the
following repairs and/or maintenance to the dwelling,
garage, and grounds:
(a) Repair roof leaks
(b) Patch, repair and paint house inside and out
(c) Resurface hardwood floors
(d) Remove all gas valves that are unsafe or illegal
(e) Replace light fixtures and hardware that needs
replacing and/or is missing

(f) Paint out -buildings
(g) Plant lawn in front of house
(h) Trim shrubs and trees
(i) Remove only those shrubs necessary to enhance
looks of house
(j) Repair garage door, and grade driveway closer
to rear of house.
(12) The City agrees to permit the Turners to live in the
house for a period of four months, beginning July 1,
1971, without making rental payments for the property.
This is to be full compensation to Turners for any
material necessary to place the dwelling in an in-
habitable condition_
(13) The City agrees that it will pay for water and disposal
fees as follows:
(a) Water costs necessary to have the water turned on
at the property, including payment of water through
the month of June, 1971.
(b) Special hauls by Disposal Department of shrub and
tree trimmings sufficient to bring grounds into
acceptable condition.

IN WITNESS WHEREOF the parties hereto have executed this
agreement the day and year first above written.

SUBJECT: Existing Lease Agreement
As you will note from the lease agreement on file with
the City Manager's Office, for the property located at
125 Garden Hill, will not expire until July 1, 1975.
As we have given notice to vacate the premises prior to
the 5th year, we are willing to sign over the existing
lease to RONALD MUTTER and MICHAEL LAMMERS on the
condition that the two above mentioned potential leasee's
abide by the conditions listed in -the agreement and
that both parties RONALD MUTTER and MICHAEL LAMMERS along
with the City of Redlands hold us harmless of any
damages or claims after July 1, 1975.
