AGREEMENT
THIS AGREEMENT is entered into this 11 day of
August, 1976, by and between STANLEY H BEAR, JACQUELINE S.
BEAR, HOWARD A. HILL and RICHARD J. WILSON, herein "Owners" ,
and THE CITY OF REDLANDS, herein "the City" .
Recitals
1. Owners are the owners of that certain real
property located in the City of Redlands, County of San
Bernardino, State of California, described as Lots 28, 29,
30 and 31, Block 12, Map of West Redlands, in the City of
Redlands, as per plat recorded in Book 9 of Maps, page 22,
Records of said County. Said property hereinafter is
referred to as "the real property".
2 Owners have been granted a conditional use permit
(City of Redlands Conditional Use Permit No. 233) for the
construction of a medical clinic on the real property.
3. As a condition to the granting of the conditional
use permit for the real property the City requires that Owners
agree that in the event the property located to the North
of the real property (lots 26 and 27, Block 12) is used for
residential building purposes, Owners will provide a five to
six foot high masonry wall along the Northwesterly line of

the real property and that such agreement shall be a
covenant running with the land and shall be recorded.
4. In addition, the City requires that Owners agree
that the real property shall be used as one lot and shall
not be divided into more than one use.
5. This agreement is entered into by Owners for
the purpose of satisfying the conditions imposed by the
City in connection with the issuance of the conditional use
permit.
OPERATIVE PROVISIONS
NOW, THEREFORE, in consideration of the covenants and
promises contained herein, Owners agree that
FIRST• In the event Lots 26 and 27, Block 12, Map
of West Redlands, in the City of Redlands, County of San
Bernardino, State of California, as per plat recorded in
Book 9 of Maps, page 22, Records of said County, are sub-
sequently subdivided for residential building purposes,
Owners, or their successors in interest, shall construct ,
at their own expense, a five to six foot high masonry wall
along the Northwesterly line of the real property, within
sixty (60) days after receipt of notice from City that
such wall is required to be constructed.
SECOND. Owners, and their successors in interest,
agree that the real property shall not be divided into more
than one use.
THIRD: The above agreements shall be covenants

running with the land and shall be recorded.
EXECUTED by the parties hereto on the day above
written.
