THIS AGREEMENT is entered into this 22nd clay of March,
1979 , by and between DONALD LEONARD, herein called "Owner" and
the CITY of REDLANDS, herein called "the City" .
RECITALS
1 . Owner is the owner of that certain real property
located at the northeast corner of Eighth Avenue and Citrus Avenue ,
the City of Redlands , County of San Bernardino, State of Calif-
ornia, described as Assessor ' s Parcel #1711-191-08 , Assessor ' s
Parcel #171-1-141-97, Assessor ' s Parcel 171-1-141-17 , Assessor ' s
Parcel #171-1-191 --04 and Assessor ' s Parcel #171-1-141-03_ Said
property hereinafter is referred to as "the real property" .
2 . Owner has requested Redlands Planning Commission
Review and Approval No. 402 for a proposed addition to the exist-
ing office building on the real property. ,%'
3 . As a condition of approving CRA No. 402 for the real
property the City requires that owner agree that in the event the
real property is hereafter sold, coveyed, or transferred by Owner ,
said sale, conveyance, or transfer shall be of the real property
as an entire unit comprising all parcels. owner is required to
agree that none of the parcels comprising the real property shall
be sold or conveyed separate from any other parcel.
4. This agreement is entered into by owners for the
purpose of satisfying the conditions imposed by the City with the
approval of CRA No. 402 .
OPERATIVE PROVISIONS
NOW, THEREFORE, in consideration of the covenants and

promises contained herein, Owner agrees that:
First: In the event that the real property shall here-
after be sold, transferred, or otherwise conveyed by Owner, said
sale, transfer, or otherwise conveyance shall be of the entire
real property as a unit and that none of the parcels comprising
the real property shall be so sold, transferred , or conveyed
separately from any of the other parcels .
Second: Owner, his successors in interest,_ and assigns
shall be expressly bound by the provisions contained herein.
Third: The above agreements shall be convenants running
with the land and shall be recorded,
IN WITNESS WHEREOF, the parties have hereunto set their
hands this 22nd day of March, 1979 ,
