BEGINNING at the centerline intersection of University Street, formerly called
"East Street", and Sylvan Boulevard, said intersection lies North 0° 13' Nest
545.60 feet from the intersection of said centerline of University Street with
the centerline of 100 foot wide railroad right of way, formerly called "Park
Avenue"; thence along the centerline of said Sylvan Boulevard, North 71° 40,
East 166.00 feet to the beginning of a tangent curve concave to the South and
whose radius is 815.04 feet; thence Easterly along said curve, 178.71 feet and
through a central angle of 120 33' 45"; thence South 5* 46' 15" East 32.00 feet
to the beginning of a curve concave to the South and whose radius is 783-04 feet
and whose initial tangent bears South 84* 13' 45" West; thence Westerly along
said curve, 171.69 feet and through a central angle of 12' 33' 45"; thence South
71° 40' 'West 25-16 feet to the beginning of a tangent curve concave to the South
and whose radius is 68.00 feet; thence Westerly along said curve, 24.59 feet
through a central angle of 20° 43' 24" to a point of reverse curve; thence curving
