SUBJECT: LEASE AGREEMENT WITH CITY OF REDLANDS FOR THE DEPARTMENT OF
PUBLIC HEALTH-WIC
RECOMMENDATION(S)
Approve Amendment No. 1 to Lease Agreement No. 04-484 with the City of Redlands to
extend the term through June 7, 2009 for 2,450 square feet of multipurpose and classroom space
in Redlands for the Department of Public Health (DPH) Women, Infants and Children (WIC)
Program in the amount of$6,480.

BACKGROUND INFORMATION
On June 8, 2004, the Board approved a three-year lease agreement, No. 04-484, with three one-
year options to extend for 2,450 square feet of multipurpose and classroom space at 111 W.
Lugonia Avenue in Redlands. The space is used by DPH for its WIC program. The original term
of the lease was from June 8, 2004 through June 7, 2007.
In February 2007, DPH requested the Real Estate Services Department (RESD) exercise the first
of three one-year options to extend the term through June 7, 2008. RESD informed the City of
Redlands, which agreed to no increase in the rent. The amendment was prepared and delivered
to the City for approval and execution, which was done; however, the City subsequently lost the
amendment. A second copy of the amendment was delivered to the City of Redlands, and again
the agreement was somehow lost. The City then requested the County prepare an amendment
to exercise two of the three one-year options to extend the term through June 7, 2009. The new
amendment was delivered, executed and returned to the County for approval and execution.

IT IS HEREBY AGREED TO AS FOLLOWS:
WHEREAS, the COUNTY and LANDLORD's previously entered into a Lease Agreement, Contract No.
04-484, (the "Lease") wherein LANDLORD agreed to lease certain real property to the COUNTY, and;
WHEREAS, the COUNTY desires to exercise two one-year options to extend the term of the lease for two
years until June 7, 2009, with a one one—year option remaining.
NOW, THEREFORE, in consideration of the mutual covenants and conditions, the parties hereto agree the
Lease Agreement, Contract No. 04-484, is amended as follows:
1. EXTEND the term of the lease as provided in Article 1, TERM, from June 8, 2007 through June 7,
2009 (First Extended Term).

2. All other provisions and terms of the Lease Agreement, Contract No. 04-484, as previously
amended, shall remain the same and are hereby incorporated by reference.
