Ford, his wife, do grant unto the City of Redlands, a municipal incorporation existing under the laws of the State of California, the following easement, a right of way for a public high -way over the following property; in the northwest quarter of Section 1, Township 2 South, Ravage 3 West, S. B. `J!. , California, more particularly described as follows: A strip of land Ter. (10) feet wide, lying adjacent to and imme- diately south of the north line of the said northwest quarter of the said Section. 1, from an iron pipe at the northwest corner of said Section 1, and thence North 690 301 East (Magnetic variation 14" 40' East) 969-1/10 feet to an iron rod at the intersection of the said north line of the said northwest quarter of said section 1, with the middle line of a 50 foot roadway known as Sunset Drive. The above strip of land, together with a strip 15 feet wide on tho north, makes a roadway 25 feet wide, connecting South Avenue as shown on Map No. 1 of Redlands Heights with Sunset Drive.
