A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING A ONE-YEAR EXTENSION OF TIME TO THE EXPIRATION
DATES FOR BOTH COMMISSION REVIEW AND APPROVAL NO 895 AND
CONDITIONAL USE PERMIT NO 1100 FOR THE ADAPTIVE REUSE AND
REHABILITATION OF THE HISTORIC MUTUAL ORANGE COMPANY
PACKING PLANT LOCATED AT 330 NORTH THIRD STREET
WHEREAS, Arteco Partners has subinutted an apphcation for a one -yeas extension of time for
Conditional Use Permit No 1100 and Commission Review and Approval No 895 for the adaptive
reuse of the historic Mutual Orange Company Packing Plant to construct a multi -tenant iestauiant
facility with alcohol hcenses known as the Redlands Food Hall (the "Project"), located at 330 North
Thud Sti eet, and
WHEREAS, the Redlands Municipal Code provides foi the extensions of expiration dates of
Commission Review and Approval permits and Conditional Use Permits in accordance with Redlands
Municipal Code Sections 18 12 130 and 18 192 090(A), respectively, and
WHEREAS, the applicant intends to develop the Project, and requests the extension to allow
additional time to finalize construction plans, and obtain building and engineering permits, and
WHEREAS, on May 1, 2018, the City Council held a public hearing, and adopted Resolution
7839 approving Commission Review and Approval No 895, and Resolution 7840 approving
Conditional Use Permit No 1100, and
WHEREAS, the Pi oject was approved and is exempt from environmental review pursuant to
Section 15331 (Historic Resource Restoiation/Rehabilitation) and Section 15332 (In -Fill
Development Projects) of the Cahforrna Environmental Quality Act Guidelines, and
WHEREAS, following the hearing foi the extension of tine for Conditional Use Permit No
1100 and Commission Review and Approval No 895, the City Council determined that appioval of
the requested one-year extension of time is Hi the best interests of the public health, safety and general
welfai e,
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
REDLANDS AS FOLLOWS
Section 1. Cahfornia Enviroiunental Quahty Act. The Project was approved subject to
exemption from environmental review pursuant to Section 15331 (Histonc Resource
Restoration/Rehabihtation) and Section 15332 (In -Fill Development Projects) of the California
Environmental Quahty Act Guidelines, and remains exempt as there have been no changes to the
scope of the approved Project
Section 2 Approval for Extension of Time No 1 The requested one-year extension of time
for Commission Review and Appioval No 895 and Conditional Use Permit No 1100 is hereby

approved in accordance with Section 18 12 130 and Section 18 192 090(A) of the Redlands
Municipal Code The original findings for approval as contained in City Council Resolution Nos
7839 and 7840 are incorporated herein by reference in their entirety
Section 3. Expiration Date The new expiration date for Cominission Review and Approval
No 895 and Conditional Use Permit No 1100 shall be May 1, 2021 The Project shall remain subject
to all original Conditions of Approval contained in City Council Resolution Nos 7839 and 7840,
incorporated herein by reference in their entirety
Section 4 Effective Date This Resolution shall become effective upon adoption
ADOPTED, SIGNED AND APPROVED this 15th day of April, 2020
