DECLARATION OF RESTRICTIONS
THIS DECLARATION OF RESTRICTION made this 29th day of May, 1979 ,
by JAMES F. DICKERSON, JOY B. DICK.ERSON, and HAZEL M_ DANIELS ,
hereinafter called "OWNERS" .
W I T N E S S E T H:
WHEREAS , James F. Dickerson, Joy B. Dickerson, and Hazel M.
Daniels , are the OWNERS of that certain, real property, located in
an unincorporated area of the County of San Bernardino, State of
California, described as follows :
All that portion of the West 1/2 of the North 1/2 of Block or Lot 19 of the Barton
Ranch, as per plat recorded in book 6 of Maps, page 19, records of said county,
described as follows:
Commencing at the intersection of the East line of Alabama Street and the South line
of Colton Avenue as said Street and Avenue are shown on said map; thence South 1° 00'
10" East 9.95 feet along said east line of Alabama Street to a point on the Southerly
right of way line of Redlands Boulevard formerly California. State Highway No. 99;
thence continuing along said east line of Alabama Street, South 1° 00' 10" East 250.00
feet; thence parallel with said South line of Colton Avenue, North 89' 35' 20" East,
300.00 feet to the true point of beginning; thence parallel with said East line of
Alabama Street, North 10 00' 10" West 222.98 feet, more or less to a point on said
Southerly right of way line of said Redlands Boulevard, said point lying on a curve
concave to the South, whose radius is 2750 feet and whose initial tangent bears South
82° 07' 47" East; thence along said curve Southeasterly 280 feet through a central
angle of 5° 50' 02"; thence parallel to said East line of Alabama Street, South 1°
00' 10" East 222.98 feet; thence North 79° 12' 45" West 279..88 feet to the true point
of beginning.
Except the West 100 feet thereof as measured along the Southerly right of way line
of said Redlands Boulevard formerly State Highway No. 99.
Also except the East 90.0 feet thereof.
Also except the South 40 feet thereof measured parallel with the East line of Alabama
Street.
which said property is hereinafter referred to as "Real Property" , and
WHEREAS, it is the desire of the 014NERS to subject all of said Real.
Property to the following restrictions for the protection and benefit
of the OWNERS and any and all future owners (hereinafter referred to
as "GRANTEES") of the Real Property or any portion thereof.
NOW THEREFORE, OWNERS hereby certify and declare that the following
covenants, conditions , and restrictions have been fixed, and are hereby
fixed upon the Real Property. Said covenants , conditions , and

restrictions , as hereinafter set forth, shall run with the Real
Property, or any interest therein, and shall be binding upon the
OWNERS , and shall be for the benefit or and binding upon each
successor in interest of the OWNERS . The integrity, protection,
and enforcement of this Declaration of Restrictions is the direct
responsibility of the GRANTEES .
SAID COVENANTS , CONDITIONS, AND RESTRICTIONS ARE AS FOLLOWS , TO WIT:
1. DEFINITIONS:
a. "BLOCK WALL" : "Block Wall" as used herein is defined as a
masonry wall not less than four (4) feet in height.
b. "OLEANDER BUSHES" : "Oleander Bushes" as used herein are
de---fiiLned-- -a-s-those bushes lying along the east and south lines
of the Real Property.
2. BLOCK WALL, INSTALLATION:
That upon the death, removal, disappearance , or relocation of the
"Oleander Bushes" , as hereinabove defined, or upon the sale of the
Real Property, whichever event occurs first , the OWNERS will install
a "Block Wall" as required by, and pursuant to, the Conditions of
Approval of the City of Redland' s Commission Review and Approval ,
#413, and the City of Redland' s Ordinance No. 1000,
Section 40. 30(e) (3) .
IN WITNESS WHEREOF, the undersigned have executed this instrument
this 29th day of May, 1979 .
