A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING A REVISED UNIFORM SIGN PROGRAM ESTABLISHED BY
SIGN CONDITIONAL USE PERMIT NO. 22 FOR 'THE PACKING HOUSE
DISTRICT AN EXISTING COMMERCIAL CENTER LOCATED BETWEEN
THE ARROW RAIL RIGHT-OF-WAY TO THE SOUTH AND THE INTERSTATE
10 FREEWAY TO THE NORTH.
WHEREAS, Property One, LLC (` Applicant") has submitted an application to revise Sign
Conditional Use Permit No. 22, to modify a uniform sign program for the Packing House District
(the `Revised CUP"); and
WHEREAS, on June 23 2020, the City's Planning Commission held a noticed public hearing
at which interested persons had an opportunity to testify in support of, or in opposition to, the
Revised CUP. and
WHEREAS, following the public hearing, the Planning Commission determined that the
Revised CUP conformed to the Redlands Sign Code and Specific Plan No. 45 and
WHEREAS, on August 21 2020, the City gave published notice of the holding of a public
hearing at which the Revised CUP would be considered by the City Council, and
WHEREAS, on September 1, 2020, the City Council held a hearing at which interested
persons had an opportunity to testify in support of, or in opposition to, the Revised CUP -
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
REDLANDS AS FOLLOWS
Section 1. The City Council hereby defines that the Revised CUP is exempt from the
California Environmental Quality Act ("CEQA') in accordance with Sections 15311 and
15061(b)(3) of the State CEQA Guidelines because the Revised CUP consists of the construction of
on -premises signs accessory to an existing commercial center, and it can be seen with certainty there
will be no physical effect on the environment.
Section 2. The City Council hereby approves the Revised CUP subject to all conditions
of approval associated with Sign Conditional Use Permit No. 22, as shown in Exhibit A shall
remain in full force and effect.
Section 3. This Resolution shall become effective upon adoption.

DEVELOPMENT SERVICES DEPARTMENT
PLANNING DIVISION
SIGN CONDITIONAL USE PERMIT NO. 22, REVISION 2
1. The approval is for the modification of a uniform sign program, specifically for the Packing
House District, a 88,075 square foot commercial center on 10.42 acres include the recent
expansion of the commercial center consisting of an additional 15,250 square -foot
expansion on 1.9 acres. The revised sign program establishes freestanding signs and tenant
signs for the new portion of the commercial center. The total area covered by the revised
uniform sign program is 103,325 square feet of commercial shopping center on 12.32 acres.
The project site is located on the west side of Eureka Street, between the Arrow rail right-
of-way to the south and the Interstate 10 Freeway to the north, in the Town Center District
of the Downtown Specific Plan.
2. All conditions of approval related to the original approval of Sign Conditional Use Permit
No, 22 remain in effect.
