SUBJECT: LEASE AMENDMENT FOR COMMUNITY SERVICES DEPARTMENT (CSD) IN
REDLANDS
RECOMMENDATION:
1. Approve the First Amendment to Lease Agreement, Contract No. 95-394, with the City of Redlands
to extend the term of the lease one year and a $25 increase in monthly rent for a 1,320 square foot
room and 2,068 square feet of non-exclusive use of a multi-purpose room located at 111 West
Lugonia Avenue in Redlands.
2. Authorize the Auditor/Controller to increase both the Rent Appropriations Budget (AAA-RNT-2905}
and the Reimbursement Account(AAA-RNT-5041) by the amount of$9,900. (4 Votes Required)
BACKGROUND INFORMATION: On June 6, 1995, the Board of Supervisors approved a Lease
Agreement, Contract No. 95-394, for a 1,320 square foot room and 2,068 square foot non-exclusive use
of a multi-purpose room. The lease has been in holdover since June 30, 2000 while the City of Redlands
conducted a thorough review of the amendment. CSD began its Senior Nutrition Program in 1974 and
serves over 700 meals daily in the dining room and delivers over 1,200 meals daily to homebound
participants throughout the County of San Bernardino. The goal of the CSD's Nutrition Program is to
assist seniors in maintaining independence with dignity while providing sound nutrition. CSD provides
nutritious meals to seniors in a group setting, and homebound seniors. This encourages social
interaction and reduces isolation to seniors.
This amendment exercises one of the two one-year options to extend the term through June 30, 2001,
under the same terms and conditions of the original lease agreement except rent. The monthly lease
payment for the extended term increased from $800 to $825. This amendment includes the County's
right to terminate the agreement with 90-days notice to the landlord.
REVIEW BY OTHERS: This agenda item has been reviewed by the CSD, Administrative Analyst Darren
Kettle of the CAO's Office, and approved as to legal form by Chief Deputy County Counsel Rex Hinesley
on July 7, 2000.
FINANCIAL IMPACT: The monthly lease payments of $825 ($.63/sq.ft./fuil service) paid from the
County's Rents budget (AAA-RNT-2905) and reimbursed by Community Services Department's Nutrition
for Seniors Program.

WHEREAS, the CITY and COUNTY have previously entered into a Lease Agreement, Contract No. 95-
394, wherein CITY agreed to lease certain real property to COUNTY, and;
WHEREAS, the COUNTY desires to exercise its first one- year option to extend the term at the same rent.
NOW, THEREFORE, in consideration of mutual covenants and conditions, the parties hereto agree the
Lease Agreement, Contract No. 95-394, is amended as follows:
I. The term of the lease is extended from July 1, 2000, to June 30, 2001
2. ADD to the rental schedule of Paragraph 4, RENT, the following:
July 1, 2000 thra June 30, 2001 - twelve (12) monthly payments of S825.00.
