SUBJECT: LEASE AMENDMENT FOR HUMAN SERVICES SYSTEM (HSS) DEPARTMENT OF
AGING AND ADULT SERVICES (DAAS) IN REDLANDS
RECOMMENDATION:
1. Approve the First Amendment to Lease Agreement, Contract No. 95-400, with the City of
Redlands to extend the term of the lease one year and set a monthly rent of$200 for 300 square
feet located at 111 West Lugonia Avenue in Redlands.
2. Authorize the Auditor/Controller to increase both the Rent Appropriations Budget (AAA-RNT-
2905) and the Reimbursement Account (AAA-RNT-5041) by the amount of $2,400. (4 Votes
Required)
BACKGROUND INFORMATION: On April 10, 1995, the Board of Supervisors approved Lease
Agreement, Contract No. 95-400, for 300 square feet of space. This Senior Citizens program provides a
variety of services to seniors, which includes information and referral/assistance, homemaker services,
transportation, chore assistance, legal services, long-term care ombudsman, and senior centers. The
lease has been in holdover since June 30, 2000 while the City of Redlands conducted a thorough review
of the amendment.
This amendment exercises one of the two one-year options to extend the term through June 30, 2001,
under the same terms and conditions of the original lease agreement except rent which will now be set at
$200 per month. In lieu of rent for the original lease term, DAAS reimbursed the City of Redlands for the
cost of the furniture. This amendment includes the County's right to terminate the agreement with 90-days
notice to the landlord.
REVIEW BY OTHERS: This agenda item has been reviewed by the DAAS, Administrative Analyst
Darren Kettle of the CAO's Office, and approved as to legal form by Chief Deputy County Counsel Rex
Hinesley on July 7, 2000.
FINANCIAL IMPACT: The monthly lease payments of$200 ($.61/sq.ft./full service) will be paid from the
Rents Budget (AAA-RNT-2905) and reimbursed by HSS DAAS Budget (AAA-DPA-AS-2905). DAAS
receives State and Federal reimbursement for rents.

WHEREAS, the CITY and COUNTY have previously entered into a Lease Agreement, Contract No. 95-
400, wherein CITY agreed to lease certain real property to COUNTY, and;
WHEREAS, the COUNTY desires to exercise its first one- year option to extend the term at the same rent.
NOW, THEREFORE, in consideration of mutual covenants and conditions, the parties hereto agree the
Lease Agreement, Contract No. 95-400, is amended as follows:
I. The term of the lease is extended from July 1,2000, to June 30, 2001.
2. ADD to the rental schedule of Paragraph 4, RENT, the following:
July 1, 2000 thru June 30, 2001 - twelve (12)monthly payments of$200.00.
