A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS
APPROVING LOT LINE ADJUSTMENT NO 638 TO COMBINE TWO
PARCELS TOTALING 32,466 SQUARE FEET INTO ONE PARCEL AT 1702
WEST PARK AVENUE.
WHEREAS, DKC Architects, Inc. (` Applicant") has filed an application for Lot Line
Adjustment No. 638 to combine two parcels into one single thirty two thousand four hundred sixty
six (32,466) square -foot parcel located at 1702 West Park Avenue in the Commercial Industrial
(EV/IC) District of the East Valley Corridor Specific Plan (APNs: 0292 155-10-0000 and 0292 155-
16-0000); and
WHEREAS, on July 17 2020, notice of the Planning Commission's public hearing for the
Project was published in the Redlands Daily Facts; and
WHEREAS, on July 28, 2020, the Planning Commission held a noticed public hearing at
which interested persons had an opportunity to testify in support of, or in opposition to, Lot Line
Adjustment No. 638, and at which the Planning Commission considered the item and recommended
approval to the City Council of the lot line adjustment; and
WHEREAS, on October 20, 2020, the City Council continued the public hearing for the lot
line adjustment to the December 15, 2020, meeting; and
WHEREAS, on December 15 2020, the City Council held a public hearing and considered
the staff written and oral reports, the recommendation of the Planning Commission, the testimony
and written evidence submitted by and on behalf of the Applicant, and testimony by members of the
public; and
WHEREAS, this City Council has adopted Resolution No. 8150 determining that Lot Line
Adjustment No. 638 is exempt from environmental review under the Califomia Environmental
Quality Act;
NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
REDLANDS AS FOLLOWS.
Section 1. Approval. The City Council hereby approves Lot Line Adjustment No. 638 to
combine two parcels into one single thirty two thousand four hundred sixty six (32,466) square -foot
legal parcel, subject to the Conditions of Approval and incorporated herein by this reference as
`Exhibit A.

Conditions of Approval
Lot Line Adjustment No. 638
1 This approval is for Lot Line Adjustment No. 638 to combine two parcels into one single
32,466 square -foot legal parcel, located at 1702 West Park Avenue, in the EV/IC
(Commercial Industrial) zoning district of the East Valley Corridor Specific Plan (APN
0292 155-22-0000).
2. The Lot Line Adjustment, if not recorded, shall automatically expire two years from the
approval date.
3 The Lot Line Adjustment shall be reflected by the preparation and recordation of appropriate
deeds and a record of survey all subject to review and approval by the City The following
items shall be provided to the Municipal Utilities and Engineering Department for review.
a. All reference materials pertinent to the Lot Line Adjustment, such as recorded maps,
records of survey APN map, deeds, and title report.
b. Close calculations for boundary
c. New legal description and lot size for the new property boundaries.
d. Identify the original lot lines and the proposed lot lines on submittal.
e. Show all existing easements whether private or public.
f Show future dedication for street purposes, utilities, etc.
g. Revised deed(s) reflecting the proposed lot line adjustment.
h. Deed of Trust
