RECITALS OWNER holds title and ownership to the real property described on Exhibit "A" , attached hereto, and situate in the City of Redlands, County of San Bernardino, State of -Californ- a. The said real property consists of one parcel of land, shown as Lot 20 on Exhibit "B" attached hereto, and incorporated by reference herein, and contiguous Lots 19 , 18 , 17 , 16 , 15 , 14 , and 13 as shown on Exhibit "B" , which said combination of parcels is hereinafter called property. COVENANTS For and in consideration of the mutual covenants herein contained, OWNER and CITY agree as follows : 1. That the property may be built upon, used and devel- oped only (1) if all provisions of City ordinances and State laws are complied with, (2) if each and every requirement of Conditional - 1 - ba%8641 pAfv-v 659 Permit #231 is completed and performed, and (3) with express permission from the CITY, subject to such requirements and condi- tions as the CITY may impose. 2. That, for and in consideration of permission from the CITY to maintain a building upon the real property, OWNER agrees that the real property, as described on Exhibit "A, shall constitute and comprise, in perpetuity one parcel of land and one lot, which shall at no time be subdivided or separated for sale, transfer, development, or for any other purpose, without the express approval and consent of the CITY. 3. That the mutual covenant contained herein shall run with the land, and shall be binding as a contractual obligation upon the OWNER, and the OWNER' S assignees , transferees, trustees , mortgagees, personal representatives and all other successors in interest, and that this covenant shall be a burden to which the real property shall be servient, which said covenant shall be enforceable by injunction.
