A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF REDLANDS AMENDING
CONCEPT PLAN NO. 1 BY REVISING ELEMENTS OF THE CONCEPT PLAN RELATING
TO ITS LAND USE PLAN DESIGN STANDARDS AND LANDSCAPE DESIGN
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF REDLANDS as follows:
Section 1. Exhibit 4, entitled 'Land Use Plan" of Concept Plan No. 1 is hereby amended
to change the land use designation for parcels 6, 7 8, 9 10 and 11 from Commercial/Industrial and
Warehouse Distribution to Commercial/Industrial.
Section 2. Section B 2 on page 14 of Concept Plan No. 1 is hereby amended to read as
follows:
'2. Commercial Industrial District
A total of 159.82 acres is provided for the Commercial Industrial District. This land
Section 3. Section B 3 on page 15 of Concept Plan No. 1 is hereby amended to read as
follows:

Commercial Industrial and Warehouse Distribution District'
A total of 78.99 acres is provided for the Commercial/Industrial and Warehouse Distribution
District. This land.
Section 3. Section III.B.1.g. on page 29 of Concept Plan No 1 is hereby amended to read
as follows:
g.
Other uses typically associated with light manufacturing within enclosed buildings,
including but not limited to the following:
Business, technical, trade or professional schools
Clubs, lodges and similar organizations
Government buildings
Warehouses not to exceed 150,000 square feet in any single building
Wholesale trade of most consumer items including drugs, dry goods, apparel,
groceries, building materials and paper products.
Section 4. Add Section III.B.2.d to page 20 of Concept Plan No. 1 to read as follows:
'd. Large Warehouse -Distribution Buildings. Warehouse -distribution buildings larger
than 150,000 square feet may be conditionally permitted in the Commercial -
Industrial District north of Almond Avenue, no closer than two hundred fifty feet of
California Street Any warehouse-distnbution building proposed for this area shall
be subject to the review, approval and findings as required for a conditional use
permit as contamed in Chapter 18 192 of the Redlands Municipal Code; shall be
subject to the architectural and site planning design standards contained in Section
C 4h of this Concept Plan 1, and shall promote high employment by conforming to
the code provisions for parking with a minimum ratio of one space per 1,000 square
feet of gross floor area or one space per employee on the largest shift whichever is
larger (Requirement may not be reduced) "
Section 5. Section III C.4 h (5) on page 36 shall be revised by changing the word
"articulated" to "unarticulated "
Section 6. Exhibit 7 F, entitled "Mountain View Avenue," reflecting special landscape
street standards is amended and shall be in the form that is attached hereto as Exhibit "A" and
incorporated herein by this reference
