AN ORDINANCE OF THE CITY OF REDLANDS AMENDING TITLE 18 OF
THE REDLANDS MUNICIPAL CODE BY ADOPTING A REVISED ZONING
MAP FOR AN APPROXIMATELY 1.49 ACRE OF A-1 (AGRICULTURAL)
PROPERTY, 3.16 ACRES OF R-1 (SINGLE FAMILY RESIDENTIAL)
PROPERTY, AND 1.05 ACRE OF R-2 (MULTIPLE FAMILY RESIDENTIAL)
PROPERTY, ALL TO R-3 (MULTIPLE FAMILY RESIDENTIAL) FOR THE
CASA LOMA RESIDENCES PROJECT LOCATED AT 1205-1219 N.
UNIVERSITY STREET
THE CITY COUNCIL OF THE CITY OF REDLANDS DOES ORDAIN AS
FOLLOWS:
WHEREAS, Dynamic Redlands, LLC ("Applicant") has filed applications for a Socio-
Economic Cost Benefit Study, General Plan Amendment No. 139, Zone Change No. 462,
Conditional Use Permit No. 1096, Commission Review and Approval No. 927, and Tentative
Tract Map No. 20162 for a 147-unit multi -family residential development located on a 5.7-acre
parcel of property at 1205-1219 N. University Street (APNs: 1212-371-01-0000, 1212-371-05-
0000, 1212-371-06-00005 1212-371-07-0000, 1212-371-08-0000, 1212-371-09-0000, 1212-371-
10-00005 1212-3 71-11-0000, 1212-3 71-12-0000, 1212-3 71-13 -0000, 1212-3 71-14-0000, 1212-
3 71-15-0000, 1212-3 71-16-0000, 1212-371-17-0000, 1212-3 71-18-0000, 1212-3 71-19-0000,
and 1212-3 71-20-0000) (collectively, the "Project"); and
WHEREAS, on December 16, 2020, the Planning Commission held a noticed public
hearing at which interested persons had an opportunity to testify in support of, or in opposition
to, the Project, including Zone Change No. 462, and at which the Planning Commission
subsequently recommended to the City Council that the Zone Change be approved; and
WHEREAS on March 25, 2021 notice of this City Council's public hearing for the Zone
Change was published in the Redlands Daily Facts by the City Clerk; and
WHEREAS, on April 6, 2021, the City Council held a public hearing and considered the
staff written and oral reports, the recommendation of the Planning Commission, the testimony
and written evidence submitted by and on behalf of the applicant, and testimony by members of
the public; and
WHEREAS, following the public hearing on the Zone Change, at which this City
Council provided opportunity for public testimony, the City Council determined that adoption of
the Zone Change is in the best interests of the public health, safety and general welfare;
Section 1. The zoning designation for approximately 1.49 acre of A-1 (Agricultural),
3.16 acre of R-1 (Single Family Residential) and 1.05 acre of R-2 (Multiple Family Residential)
to the R-3 (Multiple Family Residential) District on the City's Land Use Zoning Map as more
particularly shown on the map attached hereto as Exhibit "A."
Section 2. The Mayor shall sign this ordinance and the City Clerk shall certify to the
adoption of this ordinance and shall cause it, or a summary of it, to be published once in the
Redlands Daily Facts, a newspaper of general circulation within the City, and thereafter, this
ordinance shall take effect in accordance with law.
