That portion of Lot 1 of Brock"s Subdivision as shown on Map on file in
Book 13, Page 39 of Maps, in the office of the County Recorder of the
County of San Bernardino, State of California, described as a whole as
follows:
Beginning at the Southeast corner of said Lot 1, said corner being
33.00 feet West of the centerline of Orange Street and 25.00 feet North of
the centerline of Brockton Avenue as shown on said Map; thence North
along the East line of said Lot 49.00 feet to the Northeast corner thereof;
thence West along the North line of said Lot a distance of 11.00 feet to a
line which is parallel with and 44.00 feet West, measured at right angles,
from said centerline of Orange Street; thence South along said parallel line
22.00 feet to the beginning of a tangent curve, concave to the Northwest
and having a radius of 20.00 feet, the terminus of said curve being tangent
to a line which is 32.00 feet North of and parallel with said centerline of
Brockton Avenue; thence southerly and westerly along the arc of said
curve through a central angle of 90c' an arc distance of 31.42 feet; thence
West along said last mentioned parallel line 104.00 feet to the West line of
said Lot; thence South 7.00 feet to the Southwest corner of said Lot; thence
East along the South line of said Lot 135.00 feet to the point of beginning.
Note: This deed provides for the dedication of street right-of-way to a
width of 44 feet on Orange Street, 32 feet on Brockton Avenue, and a 20
foot radius corner cut-off.
