along last said line 9.99 feet to the beginning of a curve concave westerly and
having a radius of 10.00 feet; thence northerly and westerly along said curve through
a central angle of 890 57' 30" an arc distance of 15.70 feet to a point of tangency
with said right-of-way line of Fern Avenue; thence N 56° 22' 30" E along last said
line 9.99 feet to the point of beginning.
