EXHIBIT `A'
That portion of the West one-half of the Northwest one-quarter of the Southwest one-
quarter of Section 21, Township 1 South, Range 3 West, San Bernardino Base and
Meridian, according to the Government Survey, in the County of San Bernardino, State
of California, described as follows:
Beginning at the intersection of Lugonia Avenue and Alabama Street as shown on
Parcel Map No. 5259, recorded in Book 51 of Parcel Maps, Page 77, records of said
San Bernardino County; thence along the centerline of said Lugonia Avenue South 891
36' 37" East 199.97 feet to the intersection of the Northerly projection of the Easterly
line of the land described in deed recorded June 2, 1994 as Instrument No. 94-251280,
records of said San Bernardino County with the centerline of said Lugonia Avenue;
Thence along said Easterly line and it's Northerly projection South 00 25' 13" East
52.00 feet to a line which is parallel with and 52.00 feet Southerly, measured at right
angles, from the centerline of Lugonia Avenue as shown on said Parcel Map; thence
along said parallel line North 890 36' 37" West 126.80 feet to the beginning of a tangent
curve concave Southeasterly having a radius of 13.00 feet and a central angle of 900
47' 46"; thence Southwesterly along said curve 20.60 feet to a tangent line which is
parallel with and 60.00 feet Easterly, measured at right angles, from the centerline of
Alabama Street as shown on said Parcel Map; thence along said parallel line South 00
24' 23" East 128.82 feet to the Southerly line of said land; thence along said Southerly
line and it's Easterly projection North 890 3637" West 60.00 feet to the centerline of
said Alabama Street; thence along the centerline of said Alabama Street North 00 24'
23" West 194.00 feet to the Point of Beginning.
Except therefrom those portions of Lugonia Avenue and Alabama Street previously
dedicated for public use.
Note: It is the intent of this dedication to provide for a 52 foot wide half street on
Lugonia Avenue, and a 60 foot wide half street on Alabama Street, with a 13 foot
property line radius at the corner of Lugonia Avenue and Alabama Street.
