DECLARATION OF DEDICA7"ION
UNIVERSITY AVENUE ASSOCIATES, a California Partnership
hereby irrevocably dedicates to the CITY OF REDLANDS in perpetuity for public road
purposes, including public utility and public service uses, the real property in the
City of Redlands, County of Sao Bernardino, State of California described as follows:
Parcel A
The Southerly 17 feet of the Northerly 50 feet of Lots 55 and 56,
University Tract, in the City of Redlands, as per map recorded in
Book 17 of Maps, pages 35 and 36, in the Office of the Recorder of
said County, as measured to street centerline.
Except the Westerly 180 feet thereof.
Parcel B
The Easterly 36 feet of Lot 55, University Tract, in the City of Redlands
as per map recorded in Book 17 of Maps, pages 35 and 36, in the Office
of the Recorder of said County.
Except the South 330 feet thereof.
Parcel C
A triangular shaped parcel of land described as follows:
Bounded on the North by the South line of Parcel A, bounded on the East
by the West line of Parcel B, and bounded on the Southwest by the arc of
a curve concave Southwesterly and having a radius of 23. 00 feet, said curve
being tanget Said south line of Parcel A and tangent to said west line of Parcel B.
