CITY OF REDLANDS, a municipal corporation (hereinafter referred to as "Grantor"), hereby grants to
SOUTHERN CALIFORNIA £DISON COMPANY, a corporation, its successors and assigns (hereinafter referred to as
"Grantee"), an easement and right of way to construct, use, maintain, operate, alter, add to, repair,
replace, reconstruct, inspect and remove at any time and from time to time underground electrical supply
systems and communication systems (hereinafter referred to as "systems"), consisting of wires, underground
conduits, cables, vaults, manholes, handholes, and including above-ground enclosures, markers and concrete
pads and other appurtenant fixtures and equipment necessary or useful for distributing electrical energy
and for transmitting intelligence by electrical means, in, on, over, under, across and along that certain
real property in the County of SAN BERNARDINO, State of California, described as follows:

It is understood and agreed that the above description is approximate only, it being the intention of p
the Grantor to grant an easement for said systems as constructed. The centerline of the easement shall be io H
coincidental with the centerline of said systems as constructed in, on, over, under, across and along then p

Grantee shall have the right of ingress and egress to the easement at any reasonable time in order to i
use, maintain, operate, repair, replace, reconstruct, inspect and remove the systems which the Grantee i o
installs in the easement area. l;
The Grantor agrees for itself, its successors and assigns not to erect, place or maintain, nor to y
permit the erection, placement or maintenance of any building, planter boxes, earth fill or other ; -►
structures except walls and fences on the above described real property. The Grantee, and its a
contractors, agents and employees, shall have the right to trim or cut tree roots as may endanger or pa'

interfere with said systems and shall have free access to said systems and every part thereof, at all
times, for the purpose of exercising the rights herein granted; provided, however, that in making any 1 o
excavation on said property of the Grantor(s), the Grantee shall make the same in such a manner as will i o
cause the least injury to the surface of the ground around such excavation, and shall replace the earth so
removed by it and restore the surface of the ground to as near the same condition as it was prior to such x
excavation as is practicable.

A 10 foot wide strip of land lying within that portion of Lot 1, Tract No. 12083-1, as per Plat
recorded in Book 176 of Maps, pages 63 and 64, in the Office of the County Recorder of the County of
San Bernardino; and that portion of the East half of Section 13, Township 1 South, Range 3 West, San
Bernardino Meridian, according to Government Survey described as follows:
BEGINNING at the Southeast corner of said Section 13, as shown on Parcel Map No. 1124 recorded in Book
12 of Parcel Maps, page 14, in the Office of the County Recorder, County of Sari Bernardino, State of
California; thence North along the East line of said Section 13, 2198.92 feet; thence South 89°54'37"
West, 1557.05 feet to the beginning of a tangent curve concave Northeasterly and having a radius of
279.50 feet; thence Northwesterly along said curve through a central angle of 35014'5111, an arc
distance of 171.94 feet to the beginning of a reverse curve concave Southwesterly and having a radius
of 320.50 feet; thence Northwesterly along last said curve through a central angle of 35°14'51", an
arc distance of 197.17 feet to point of tangency; thence South 89°54'37" West, 129.63 feet to the TRUE
POINT Of BEGINNING; thence continuing South 89°54'37" West, 352.70 feet; thence North 0°05'23" West,
346.50 feet; thence North 89°54'37" East, 352.70 feet; thence South 0°05'23" East, 346.50 feet to the
TRUE POINT OF BEGINNING; the centerline of said strip of land being described as follows:
BEGINNING at a point in the Southerly line of the above described property, distant Westerly thereon
