City of Ttedlands, A Municipal Corporation
hereinafter called the Grantor and SAN 13EItNAlkDlN0 VALLEY MUNICIPAL WATER DISTRICT, a
Municipal Water District, organized and existing under the laws of the State of California, hcrchmiler culled
the Grantee,
WITNESSETH:
THAT the Grantor, for a good and valuable consideration, (lie receipt and sufficiency whereof is
hereby acknowledged, does hereby grant, bargain, sell and convey unto Grantee, its successors and assigns, a
perpetual casement Forty feet ( SIO ) in width, hereinafter described, to con-
struct, reconstruct, remove, replace, repair, maintain, operate and use one or more pipelines together with
f braces, connections, fastenings, conlill Lill iCaIions cable and other appliances and fixtures in connection
j therewith or appurtenant thereto for the transmission and distribution of water on, under, along and across
that certain real properly located in the County of San Bernardino, Slate of California, and described as
foliows:,

This grant shall Carry with it the right to inspect, alter, remove, replace, reconstruct and repair the said
pipcibms and other appurtenances, the right to mark the location of said easenlclll by suitable starkers set
and maintained in the ground at locations whirl, shall sot interfere with such reasonable use as c;raulor
shall nuke of the land within limits or Said easement, the fight to use such lands of the Grantor hnmedi-
ately adjacent to either side of the easCnlellt its may reasonably be required by Gralllee in connection with
the construction, reconstruclion, maintenance, replacement and removal of the pipclincs and olher appurte-
nances and the right of ingress to and egress frons We said easement across (lie lands of the Grantor for all
purposes useful or convenient in connection with or Incidental to the exercise and enjoyrnmi of the rights
herein granted.
TO HAVE AND TO HOLD the above-described rights and casement unto the Grantee, Its successors
and assigns, for as long as Grantee CICSIies to exudse UIC Sallie, and GI'alllce, may assign Ilse rights and
easement herein granted, either in whole or in part, SLIWCCt to the (Cents of this gi'allt.
Tllc pipe and other appurtenances shall at all times remain the property of Grantee nolwilhstanding
the sante may be annexed or affixed to the freehold, and shall at any lime and 1'ronl time to time be
removable, in whole or in part, by Grantee, its successors or assigns.
In the event Grantee permanently abandons isle pipelines, Grantee, at its option, way leave the pipe
and its appurtenances in place and shall execute and record a reconveyance and release of this grant.
Grantor reserves the right to full use and enjoyment of salad premises, except for the purposes Herein
granted, provided that such use and enjoyment shall not hinder, conflict or interfere with the exercise of
Grantee's right hereunder, and that no excavation, building, structure or ubMnwlions Shall be COWl.rnCted
on the said casement without Grantee's written consent, which commit shall not be un'ellsonlbly willllleld.
Grantee, insofar as it is pmclicablc to do so, shall bury all pipes and appurtenance-, al ,,lite of collslruc-
tion and shall restore the surface of the ground, so lar as Is pnicticable, to Its Condition thiol' to inslallatiun.
Grantee shall pay Grantor the reasonable amount of actual damages to crops, timber, fences, buildings,
private roads, and other improvements caused by it on said lands in the construclion or reconSlruoion of
the pipclincs or in exercise of the right of ingress or egress.
Grantor represents, convenants and warrants that suet, or the tutclersigned as are shown on record in
said County as owners in fee Ample of the lands hereinabove described are Indeed the ownein of such fie
simple title, subject only to oulstanding encumbrances, !rally, now oil record in said t_. uivy.
it is hereby understood that the parties securing this grant on behalf of Grantee are without aulhoriiy
to make any convenant or agreement not herein expressed.
The provisions hereof shall inure to the benefit of and be binding upon the parties patrol their
respective heirs, representatives, executors, adininlstrators, successors and assigns.

Parcel No. 3-67A
A strip of land 40 feet wide over that Portion of Lots 2 and 3, Block 27 of
Mentone, in the County of San Bernardino, State of California, as per plat
commonly known as "Stretch Map", recorded in Book 8 of Maps, Page 81 , Records of
said County, more particularly described as follows:
Commencing at an angle point in the North line of Tract No. 2875,
(VALLE VISTA TRACT) , as per plat recorded in Book 45 of Maps, Pages
48 through 50, inclusive, Records of said County, said angle point
being shown on said plat as being on the North line of a 20 foot
wide alley, and lying North 71°22' East, a distance of 124.38 feet
from its intersection with the centerline of Julian Drive East;
Thence North 88052'49" East (recorded East) along the North line
of said Tract, a distance of 40 feet to the TRUE POINT OF BEGINNING;
Thence North 0°06'05" East, 164.60 feet;
Thence Southeasterly 277.87 feet along a curve concave to the South-
west, having a radius of 3370.80 feet and a central angle of 4°43'23" ,
the beginning tangent thereof bearing South 83°06'31 " East;
Thence South 78°23'08" East, 473.51 feet;
Thence Southeasterly 66.48 feet along a tangent curve, concave
to the Southwest, having a radius of 250 feet and a central
angle of 15114'06";
Thence South 63°09'02" East, 76.05 feet to a point in the North
line of Parcel No. 1 of the property conveyed to J.L.B. Boullioun
and Alice Boullioun by Deed recorded October 20, 1952, in Book
3040, Page 112, Official Records of said County (the preceding
six courses are along a portion of Parcel No. 13, as described
in the Final Order of Condemnation, filed in Book 7047, Page 430,
Official Records of said County);
Thence North 82°02 '41" West (recorded North 80°55'30" West) , 313.13
feet, more or less, along the Northerly line of the aforementioned
Boullioun property to the Northwest corner thereof, said point also
being the Northeast corner of the aforementioned 20 foot wide alley
shown on said map of Tract No. 2875;
Thence South 88152'49" West (recorded West) along the Northerly line
of said Tract and said alley, 560 feet, more or less to the TRUE POINT
OF BEGINNING.
The Southerly line of the herein described 40 foot Easement being the Northerly
line of said 20 foot wide alley and the Easterly prolongation thereof.
Excepting therefrom the Westerly 250 feet thereof.
Said 40 foot strip contains 0.26 acres, more or less .
