GRANT DEED
REDEVELOPMENT AGENCY OF THE CITY OF REDLANDS, a public body, corporate
and politic,of the State of California,herein called"Grantor," acting to carry out the Redevelopment
Plan for the Redlands Redevelopment Project (which plan is hereinafter referred to as the
"Redevelopment Plan")under the Community Redevelopment Law of California,hereby grants to
City of Redlands(hereinafter referred to as "Grantee"),the real property(the "Property"), described
in Attachment "A" hereto.
1. The Property is conveyed subject to the Redevelopment Plan.
2. Grantee covenants by and for itself, successors,and assigns,and all persons claiming
under or through it, that there shall be no discrimination against or segregation of, any person or
group of persons on account of race, color, creed, religion, sex, marital status, national origin, or
ancestry in the sale,lease, sublease, transfer, use, occupancy, tenure, or enjoyment of the premises
herein conveyed, nor shall the Grantee or any person claiming under or through it, establish or
permit any such practice or practices of discrimination or segregation with reference to the section,
location, number, use or occupancy of tenants, lessees, subtenants, sublessees, or veridees in the
premises herein conveyed. The foregoing covenants shall run with the land and remain in effect in
perpetuity.
3. Grantee covenants by and for itself, successors and assigns that Grantee is acquiring
the Property in an"As Is" condition, and hereby releases Grantor and Grantor's agents, successors,
personal representatives and assigns, from any and all claims, liability, costs, damages, or expenses
which concern or in any way relate to the environmental condition of the Property, including,
without limitation,the existence or release of any hazardous materials or toxic substances (as those
terms are defined under applicable federal, state or local laws or regulations), on, under or from the
Property, whether existing or occurring prior to, or at or after the date of recordation of this Grant
Deed. The foregoing covenants shall run with the land and remain in effect in perpetuity.

The real property situated in the City of Redlands, described as follows:
Parcel No. 1:
That portion of Lot 1, Block "D," Watrous First Addition to Redlands, in the City of Redlands,
County of San Bernardino, State of California, as per plat recorded in Book Pof Maps, page 34,
records of said County, described as follows:
Beginning at the northwesterly comer of said Lot 1; thence northeasterly along the north line of said
Lot, 80 feet; thence at right angles southeasterly 105 feed to the northeast comer of land conveyed
to Joseph C. Layman, et ux, by deed recorded in Book 497, page 153, of Deeds; thence
southwesterly along the northerly line of said land conveyed to Joseph C. Layman,et ux,to the west
line of said Lot 1; thence north along the west line of Lot 1, 105 feet to the point of beginning.
Parcel No. 2:
The northeasterly 20 feet of Lot I and the southwesterly 20 feet of Lot 2, Block "D," Watrous First

easterly line of Myrtle Street; thence along said Myrtle Street in a northwesterly direction 55 feet;
thence in a northeasterly direction parallel with the southeasterly line of said Lot 1, 80 feet; thence
southeasterly parallel with the easterly line of Myrtle Street, 55 feet to the southeasterly line of said

the required licenses couldn't be brought in. Community Development
Director Jeff Shaw concurred that the beer garden was not part of the original
plan. Mr. Jim Steller, speaking from the audience, applauded the park for
providing entertainment for the youth of the area but protested a beer garden
located outside of a restaurant. Councilmember Cunningham directed staff to
explore what our options are and to report back so that Council can take
appropriate action that is deemed necessary. Motion seconded by
Councilmember Banda and carried unanimously.
Appointment - Santa Ana River Wash Committee - Mayor Larson moved to
nominate himself to serve on the Santa Ana River Wash Area Coordinated
Planning Activities Committee. Motion seconded by Councilmember Gil and
carried unanimously.
Appointment - DRBA Advisory Board - Mayor Larson moved to nominate
Tony Crotinger to serve a term on the Downtown Redlands Business
Association Advisory Board as recommended by the DRBA Advisory Board.
Motion seconded by Councilmember Gilbreath and carried unanimously.
JOINT MEETING- CITY COUNCIL AND REDEVELOPMENT AGENCY
Myrtle Street Parking Lo - Administrative Services Director Pettus reminded
Councilmembers that during their closed session on October 1, 1996, the City
Council directed staff to proceed with the conveyance of the Myrtle Street
sparking n the Redevelopment Agency to the City of Redlands. The
ki lot from
parking facility is located within the City's Parking Authority boundaries, and
all expenditures for maintenance and repairs are paid by the Parking
Authority. The transfer of ownership will enable lease revenues to accrue to
the City. Councilmember Banda moved to accept ownership of the Myrtle
Street property. Motion seconded by Councilmember Gil and carried
unanimously. (Also see Redevelopment Agency minutes dated October 15,
1996.)
UNFINISHED BUSINESS
Contract Award - CDBG Curb and Gutter Project - Bids were opened and
publicly declared on October 4, 1996, by the City Clerk for the construction
of the CDBG Curb and Gutter Project- a bid opening report is on file in the
Office of the City Clerk. It was the recommendation of the Public Works
Department that the responsible bidder submitting the bid for said project
which will result in the lowest cost to the City was Contreras Construction,
Inc., Indio, in the amount of$155,859.00, and it would be in the best interest

There being no quorum present. Acting Secretary Sanchez recessed the
meeting to 7:00 P.M. or as soon thereafter as City Council business
