All that certain real property located in the City of Redlands, County of San Bernardino, State of
California, described as follows:
Lots A, B, C, D, E, F, G, H and I of Tract No. 15937, as per map filed in
Book 278, Pages 48 to 54, inclusive, of Maps, records of said County.
RESERVING UNTO GRANTOR, its successors and assigns, easements over the portion of the Property
depicted on Exhibit A attached hereto for the maintenance, repair and replacement of the landscaping
and entry monument improvements thereon, together with the right to grant and transfer same to
University Grove Association, the California nonprofit mutual benefit corporation named in the
Declaration of Covenants, Conditions and Restrictions recorded on September 15, 2000, as Instrument
No. 20000337435 of the Official Records of said County.
Grantee expressly and specifically accepts the conveyance of the Property this 1st day of
