This Grant of Roadway Easement is entered into by and between Ayres Redlands, L.P.
and the City of Redlands, a Municipal Corporation (herein"City")duly organized in accordance
with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged Ayres Redlands, L.P.
hereby grants to City an irrevocable roadway easement over that certain real property
("Easement Area"), described on Exhibit"A"and shown on Exhibit"B"attached hereto,for the
following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

REAL PROPERTY LOCATED IN THE CITY OF REDLANDS, COUNTY OF SAN
BERNARDINO, STATE OF CALIFORNIA, BEING A PORTION OF:
THE NORTHEAST 1/4 OF LOT 27, BARTON RANCH, AS PER PLAT RECORDED IN BOOK 6 OF
MAPS, PAGE 19, RECORDS OF SAID COUNTY.
EXCEPT THEREFROM THE SOUTH 5 ACRES, SAID 5 ACRES BEING COMPUTED FROM THE
CENTERLINE OF NEW YORK STREET.
ALSO EXCEPT THEREFROM THE EAST 176 FEET OF THE NORTH 275.25 FEET OF SAID
NORTHEAST 1/4; SAID 275.25 FEET BEING MEASURED TO THE CENTERLINE OF COLTON

THE CENTERLINE OF COLTON AVENUE, AND EXCEPT THEREFROM THE EAST 15 FEET OF
THE WEST 150 FEET OF THE NORTH 211.25 FEET OF THE NORTHEAST 1/4; AREAS AND
DISTANCES COMPUTED TO CENTERLINE OF ALL ADJOINING STREETS AND ROADS.
AND FURTHER EXCEPT THEREFROM THAT PORTION DEEDED TO THE STATE OF
CALIFORNIA BY DEED RECORDED JULY 30, 1987 AS INSTRUMENT NO, 87-261297
RECORDS OF SAN BERNARDINO COUNTY.
TOGE T-IER WITH THAT PURTiON OF NEW YORK STREET VACATED BY RESOLUTION OF
THE CITY COUNCIL OF THE CITY OF REDLANDS, RECORDED JANUARY 23, 1974 IN BOOK
8353 PAGE 626 OF OFFICIAL RECORDS OF SAN BERNARDINO COUNTY.
SAID PORTION BEING DESCRIBED AS FOLLOWS:
THAT PORTION LYING NORTHERLY OF A LINE WHICH IS PARALLEL TO AND LYING 48.75
FEET SOUTHERLY OF THE CENTERLINE OF SAID COLTON AVENUE.
