SECTION 6103
This Grant of Roadway Easement is entered into by and between The Kiyan Family
Trust dated 7/14/05 and the City of Redlands, a Municipal Corporation (herein City) duly
organized in accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged The Kiyan Family
Trust date 7/14/05 hereby grants to City an irrevocable roadway easement over that certain
real property (Easement Area), described on Exhibit A and shown on Exhibit B attached
hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit A and shown on Exhibit B, and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

That portion of Lot 23 in Block "C" of Lugonia Park, in the City of Redlands, County of San
Bernardino, State of California, as per Plat recorded in Book 4, page 50, of Maps, in the Office of
the County Recorder of said County, described as follows:
BEGINNING at the southwest corner of Lot 7 of Tract 9303, Map Book 130, Page 11 Records of
said County;
Thence along the northerly line of Sylvan Boulevard, established by City of Redlands Resolution
of Intention No. 484, March 6, 1929, and properly conveyed to said City by Official Record Book
623, Page 101, May 15,1930, North 78042'18"West,a distance of 102.54 feet to the westerly line
of said lot 23;
Thence along the west line of said lot, North 00'08'30" West, a distance of 24.82 feet;
Thence South 4328'26" East a distance of 18.72 feet, to the beginning of a non-tangent curve,
with radial bearing North 02'44'55" East, concave southerly, having a radius of 170.00 feet;
Thence along said curve though a central angle of 22004"13", a curve distance of 65.48 feet, to
a point of reverse curve, with radial bearing South 24*49'08" West, concave northerly, having a
radius of 390.00 feet;
Thence along said curve though a central angle of 3'54'34", a curve distance of 26.61 feet to the
east line of said lot 23;
Thence along said east line, South 00'10'00" East, a distance of 5.48 feet to the POINT OF
BEGINNING.

FORM OF CERTIFICATE OF ACCEPTANCE
This is to certify that the interest in real property conveyed by the deed or grant dated,
March 5, 2008, from The Kiyan Family Trust dated July 14, 2005, to the City of Redlands, a
municipal corporation, is hereby accepted by the undersigned officer or agent on behalf of the
City Council of the City of Redlands pursuant to the authority conferred by Resolution No. 6756
of the City Council of the City of Redlands adopted on September 3, 2008, and the grantee
consents to recordation thereof by its duly authorized officer.
