GRANT OF ROADWAY EASEMENT
This Grant of Roadway Easement is entered into by and between
Property One, LLC, a Limited Liability Company
Full Name of Grantor
and the City of Redlands, a Municipal Corporation(herein"City") duly organized in accordance with
the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged
Property One, LLC, a Limited Liability Company Full Name of Grantor
hereby grants to City an irrevocable roadway easement over that certain real property("Easement Area"),
described on Exhibit"A" and shown on Exhibit"B" attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate replace,
and renew the roadway described on Exhibit"A"and shown on Exhibit"B",and appurtenant structures
in, upon and across said Easement Area or any part thereof, and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

ROADWAY EASEMENT
A portion of that real property described as the Southwest quarter of Block Number 28 of the
Barton Ranch, in the City of Redlands, County of San Bernardino, State of California, as per plat
recorded in Book 6, Page 19, of maps, in the office of the County recorder of said County, further
described as follows:
Beginning at a point on the northwest comer of the southwest quarter of said Block 28, said point
also being on the centerline of New York Street, having a half-width of 32.00 feet, as per City of
Redlands Resolution No. 3093 recorded in Book 8353, Page 626, on January 23, 1974, records of
said County;thence along the north line of said southwest quarter,North 88'59'14" East, a
distance of 32.00 feet to a point of its intersection with the easterly right-of-way line of New
York Street; thence along said easterly line, South 01'00'46" East, a distance of 131.91 feet to the
True Point of Beginning.
Thence along a tangent curve, convex to the southwest having a radius of 268.00 feet, a distance
of 337.66 feet through a central angle of 72°11'21" to a point of a compound curve having a
radius of 5615.65 feet; thence along said compound curve a distance of 376.20 feet through a
central angle of 03°50'18" to a point of another compound curve having a radius of 300.00 feet;
thence along said compound curve a distance of 70.45 feet through a central angle of 13'27'17"
to a point of cusp with the northerly right-of-way line of Stuart Avenue, having a half width of 25
feet; thence along said northerly right-of-way line South 89'30'18" West, a distance of 291.25
feet; thence along said northerly right-of-way line S 68°33'21" W, a distance of 0.76 feet to a
point of its intersection with the northerly right-of-way line of the A.T. & S.F. Railway, having a
half-width of 50 feet, said point also being a point on a non-tangent curve concave to the
northeast and having a radius of 5679.65 feet, a radial line bears North 15'07'12" East; thence
along said northerly Railway right-of-way line a distance of 166.35 feet through a central angle
of 01'40'41" to a point of a compound curve having a radius of 332.00 feet; thence along said
compound curve and leaving said northerly right-of-way line, a distance of 208.69 feet through a
central angle of 36'00'55" to a point with its intersection with the easterly right-of-way line of
