GRANT OF ROADWAY EASEMENT
This Grant of Roadway Easement is entered into by and between
Redlands Body Shop Property, LLC, a California Limited Liability Company
and the City of Redlands, a Municipal Corporation (herein "CRY") duly organized in
accordance with,the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged
Redlands Body Shop Prop", LLC, a California Limited Liability Company
hereby grants to the City of Redlands an irrevocable roadway easement over that certain
real property ("Easement Area"), described on Exhibit "A" and shown on Exhibit "B"
attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit W, and
appurtenant structures in, upon and across said Easement Area or any part thereot and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

This is to certify that the interest in real property conveyed by the deed or grant dated,
a;Va6k 2.40 201-9, from Redlands Body Shop Property, LLC, to the City of Redlands, a
municipal corporation, is hereby accepted by the undersigned officer or agent on behalf of
the City Council of the City of Redlands pursuant to the authority conferred by Resolution
No. 6756 of the City Council of the City of Redlands adopted on September 3, 2008, and
the grantee consents to recordation thereof by its duly authorized officer.

SUBJECT: Roadway Easement at CUP # 971
Recommendation:
1 am recommending the City Manager execute the attached Certificate of Acceptance
for a roadway easement.
Background:
As a condition of approval for the CUP # 971 entitlement, the owner is required to
provide an additional ten (10) feet of roadway width (easement) dedication along the
property frontage of Redlands Boulevard to meet the City's East Valley Corridor Specific
Plan designated street half width.
The project owner is Redlands Body Shop Property, LLC. The property is located at
1139 West Redlands Boulevard, in the City of Redlands. Redlands Body Shop
Property, LLC has requested the certificate of acceptance from the City (see attached
original).
The form of the easement document was reviewed by the City Attorney and is deemed
acceptable. The legal description was reviewed by the MUED engineering staff and is
also deemed acceptable.
The San Bernardino County Recorder requires all easements offered to a public agency
to have a Certificate of Acceptance executed by a representative of the agency. The
City Manager is authorized to accept the Road Easement on behalf of the City per
Council Resolution No. 6766 approved on September 3, 2008.
