This Grant of Roadway Easement is entered into by and between

and the City of Redlands, a Municipal Corporation (herein "City") duly organized in
accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged

hereby grants to City an irrevocable roadway easement over that certain real property
("Easement Area"), described on Exhibit "A" and shown on Exhibit `B" attached hereto, for
the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

This is to certify that the interest in real property conveyed by the deed or grant dated,
December 17, 2008, from Hector M. Vargas, to the City of Redlands. a municipal corporation, is

SUNSET DRIVE DEDICATION
Those portions of Lot 3, Block 43, Map No. 9 of a portion of Redlands Heights, in the city of
Redlands, county of San Bernardino, state of California, as shown by map recorded in Book 9, page
28 of Maps, records of said County, and the southeast quarter of Section 3, Township 2 South,
Range 3 West, San Bernardino Meridian, described as follows:
BEGINNING at the intersection of the westerly line of that certain parcel of land as
described in a Grant Deed to the Richardson-Sargent Family Trust recorded October 24, 1994 as
Instrument No. 94-432770 of Official Records of said County as said comer is shown by a Record of
Survey on file in Book 123, page 2 of Records of Survey, in the Office of the County Recorder of
said County-, with the northerly line of Sunset Drive (25.00 foot half-width) as conveyed to the City
of Redlands by Grant Deed recorded November 20, 1948 in Book 2324, page 8 of Official Records
of said County, said northerly line being parallel with and 25.00 feet northerly, measured at right
angles from the centerline of Sunset Drive as shown by said Record of Survey and a Record of
Survey on file in Book 95, pages 50 through 53 of Records of Survey in the Office of said County
Recorder; thence Course "A", along said northerly line, South 70051'47" West, 153.94 feet to an
angle point therein; thence continuing along said northerly line, South 81'38'11" West, 67.51
feet to the easterly line of Parcel "B" as described in the Certificate of Compliance recorded June 7,
2006 as Document No. 2006-0387768 of Official Records of said County; thence along said easterly
line, North 1'40'54" East, 11.91 feet to a point on a non-tangent curve, concave northerly, having a
radius of 193.00 feet, a radial line to said point bears South 4'54'30"West; thence along said non-
tangent curve, 81.00 feet through a central angle of 24'02'43" to a line parallel with and 7.00
feet northerly, measured at right angles from said Course "X'; thence along said parallel line, North
70'51'47" East, 139.61 feet to said westerly line; thence along said westerly line, South 1'31'29"
