GRANT OF SIDEWALK EASEMENT
This Grant of Sidewalk Easement is entered into by and between
GRD Enterprises, LLC, a California Limited Liability Company
and the City of Redlands, a Municipal Corporation (herein "City") duly organized in
accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged
GRD Enterprises, LLC, a California Limited Liability Company
hereby grants to City an irrevocable sidewalk easement over that certain real property
("Easement Area"), described on Exhibit "A" and shown on Exhibit "B" attached hereto, for
the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the sidewalk described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for pedestrian traffic.

LEGAL DESCRIPTION
FOR A SIDEWALK EASEMENT
THAT PORTION OF PARCEL I OF PARCEL MAP NO. 16164, LOCATED IN THE CITY
OF REDLANDS, AS PER PLAT RECORDED IN PARCEL MAP BOOK 210, PAGES 17
AND 18, RECORDS OF THE COUNTY OF SAN BERNARDINO, STATE OF
CALIFORNIA DESCRIBED AS FOLLOWS:
COMMENCING AT THE SOUTHEAST CORNER OF SAID PARCEL 1, BEING A
POINT ON THE NORTHERLY RIGHT-OF-WAY LINE OF PLUM LANE, 32.00 FEET
WIDE ON THE NORTH SIDE;
THENCE NORTH 00024'23" WEST 8.13 FEET ALONG THE EAST LINE OF SAID
PARCEL 1, TO THE INTERSECTION WITH THE NORTH LINE OF THAT 8.00 FOOT
WIDE SIDEWALK EASEMENT AS SHOWN ON SAID PARCEL MAP NO. 16164,
LYING OVER AND ACROSS SAID PARCEL 1 AND THE BEGINNING OF A NON-
TANGENT CURVE, CONCAVE NORTHEASTERLY, HAVING A RADIUS OF 450.00
FEET, WHOSE RADIAL BEARING IS SOUTH 09047'31" WEST;
THENCE NORTHWESTERLY ALONG THE ARC OF SAID CURVE AND SAID NORTH
LINE, THROUGH A CENTRAL ANGLE OF 00039'17" A DISTANCE OF 5.14 FEET TO
THE TRUE POINT OF BEGINNING;
THENCE CONTINUING NORTHWESTERLY ALONG SAID CURVE AND SAID
NORTH LINE THROUGH A CENTRAL ANGLE OF 06029'28" A DISTANCE OF 50.98
FEET TO A POINT OF CUSP OF SAID CURVE AND THE BEGINNING OF A NON-
