This Grant of Sidewalk Easement is entered into by and between
NYS LLC A CALIFORNIA LIMITED LIABILITY COMPANY

and the City of Redlands, a Municipal Corporation (herein "City") duly organized in accordance with the laws
of the State of California.
For valuable consideration, receipt of which is hereby acknowledged

hereby grants to City an irrevocable sidewalk easement over that certain real property(Easement Area"),
described on Exhibit"A" and shown on Exhibit"B" attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate replace, and
renew the sidewalk described on Exhibit"A" and shorn on Exhibit"B", and appurtenant structures in,upon,
and across said Easement Area or any part thereof, and
B. Ingress and egress over the Easement Area for pedestrian traffic.

County, described as follows:
Commencing at the point of intersection of the North line of State Street(Citrus Avenue), having
a half-width of 40 feet, and the centerline of New York Street, as shown on P.M.No. 5350,
P.M.B. 50, Page 45,records of said County.
Thence South 89°51'15" East along said North line of State Street a distance of 132.01 feet to the
True Point of Beginning;
Thence North 00°46'01" West a distance of 207.19 feet;
Thence South 89°53'01" West a distance of 39.47 feet to the Beginning of a tangent curve,
concave Northeasterly having a radius of 52.00 feet;
Thence Northwesterly along said curve through a central angle of 57°48'13" a distance of 52.46
