GRANT OF STORM DRAIN AND DRAINAGE EASEMENT
This Grant of Storm Drain and Drainage Easement is entered into by and between Citrus Investors,
LLC, a California Limited Liability Company, and the City of Redlands, a Municipal Corporation
(herein "City") duly organized in accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged Citrus Investors, LLC, a
California Limited Liability Company, hereby grants to City an irrevocable storm drain and drainage
easement over that certain real property ("Easement Area"), described on Exhibit "A" and shown on
Exhibit `B" attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate replace, and
renew the roadway described on Exhibit "A" and shown on Exhibit "B", and appurtenant
structures in, upon and across said Easement Area or any part thereof; and
B. ingress and egress over the Easement Area for vehicular or pedestrian traffic.

STORM DRAIN EASEMENT
PARCEL 3 - PARCEL MAP NO. 13966
That portion of Parcel 3 of Parcel Map No. 13966 in the City of Redlands, County of San
Bernardino, State of California, as shown on the map filed in Book 166, Pages 12 through
14, inclusive, of Parcel Maps in the office of the County Recorder of said San Bernardino
County, together with that portion the southwest 1/4of Block 15 of Barton Ranch, in the City
of Redlands, County of San Bernardino, State of California, as shown by map recorded in
Book 6, Page 19 of Maps, records of said San Bernardino County, California, included
within a strip of land 15.00 feet in width, the centerline of said strip being described as
follows:
COMMENCING at the southwesterly corner of said Parcel 3;
Thence along the westerly line of said Parcel 3 North 00'02'44" West 390.43 feet to the
TRUE POINT OF BEGINNING, being a point on a non-tangent curve concave
southwesterly and having a radius of 47.50 feet, a radial line of said curve from said point
bears South 43'53'47" West;
Thence along said curve southeasterly 38.18 feet through a central angle of 46'03'06";
Thence tangent from said curve South 00003'07" East 304.27 feet;
Thence South 11*56'17" East 63.58 feet to the POINT OF TERMINATION in the northerly
right of way line of Barton Road, being a point on a curve concentric with and northerly
52.00 feet from the centerline of said Barton Road as shown on said Parcel Map No.
13966.
The sidelines of said strip to be prolonged or shortened to terminate northwesterly in said
westerly line of Parcel 3 and southerly in said northerly right of way line of Barton Road.
CONTAINS: 0.140 acres or 6087 square feet, more or less.
