GRANT OF STORM DRAIN AND DRAINAGE EASEMENT
This Grant of Storm Drain and Drainage Easement is entered into by and between Iowa Barton
Investors, LLC, a California Limited Liability Company, and the City of Redlands, a Municipal
Corporation (herein "City") duly organized in accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged Iowa Barton Investors, LLC, a
California Limited Liability Company, hereby grants to City an irrevocable storm drain and drainage
easement over that certain real property ("Easement Area"), described on Exhibit "A" and shown on
Exhibit "B" attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate replace, and
renew the roadway described on Exhibit "A" and shown on Exhibit `B", and appurtenant
structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

STORM DRAIN EASEMENT
PARCEL I - PARCEL MAP NO. 13966
That portion of Parcel 1 of Parcel Map No. 13966 in the City of Redlands, County of San
Bernardino, State of California, as shown on the map filed in Book 166, Pages 12 through
14, inclusive, of Parcel Maps in the office of the County Recorder of said San Bernardino
County,together with that portion the southwest 1/4of Block 15 of Barton Ranch, in the City
of Redlands, County of San Bernardino, State of California, as shown by map recorded in
Book 6, Page 19 of Maps, records of said San Bernardino County, California, included
within a strip of land 15.00 feet in width, the centerline of said strip being described as
follows:
COMMENCING at the southeasterly corner of said Parcel 1;
Thence along the easterly line of said Parcel 1 North 00'02'44" West 390.43 feet to the
TRUE POINT OF BEGINNING, being a point on a non-tangent curve concave
southwesterly and having a radius of 47.50 feet, a radial line of said curve from said point
bears South 4305347" West;
Thence along said curve northwesterly 36.43 feet through a central angle of 43'56'30";
Thence tangent from said curve South 89'57'16" West 151.93 feet to the beginning of a
tangent curve concave northeasterly and having a radius of 42.50 feet;
Thence along said curve northwesterly 26.73 feet through a central angle of 36"01'55"to
the POINT OF TERMINATION in the easterly right of way line of Iowa Street being on a
line parallel with and easterly 30.00 feet from the centerline of said Iowa Street as shown
on said Parcel Map No. 13966.
The sidelines of said strip to be prolonged or shortened to terminate southeasterly in said
easterly line of Parcel 1 and northwesterly in said easterly right of way line of Iowa Street.
CONTAINS: 0.074 acres or 3231 square feet, more or less.
