GRANT OF ROADWAY EASEMENT
This Grant of Roadway Easement is entered into by and between
and the City of Redlands, a Municipal Corporation (herein "City') duly organized in
accordance with the laws of the State of California.
For valuable consideration, receipt of which is hereby acknowledged
hereby grants to the City of Redlands an irrevocable roadway easement over that certain
real property ("Easement Area"), described on Exhibit "A" and shown on Exhibit "B"
attached hereto, for the following purposes:
A. Right-of-way at any time, or from time to time, to construct, maintain, operate
replace, and renew the roadway described on Exhibit "A" and shown on Exhibit "B", and
appurtenant structures in, upon and across said Easement Area or any part thereof; and
B. Ingress and egress over the Easement Area for vehicular or pedestrian traffic.

Roadway Easement Legal Description:
APN 0292-192-05
That portion of the South 340 feet of the Southwest One-Quarter of Block 21 of Barton Ranch, in the City
of Redlands, County of San Bernardino, State of California, as per map recorded in Book 6 of Maps,
Page 19, in the office of the County Recorder of said County, said measurements being made to the
centerline of Citrus Avenue (now known as State Street), more particularly described as follows:
Beginning at the centerline intersection of Kansas Street and Citrus Avenue;
Thence northerly along the centerline of Kansas Street 40.46 feet;
Thence easterly perpendicular to the centerline of said Kansas Street 40 feet to a point on the easterly
right-of-way of Kansas Street and the beginning of a curve concave northeasterly having a radius of
17.00 feet and a central angle of 89° 27' 10", said point being the True Point of Beginning;
Thence southeasterly along said curve an arc distance of 26.54 feet to a point of reverse curvature, being
24.00 feet measured at right angles north of the centerline of Citrus Avenue, also being the beginning of a
curve concave southwesterly having a radius of 1017.00 feet and a central angle of 4° 49' 58";
Thence southeasterly along said curve an arc distance of 85.78 feet to a point of reverse curvature, being
the beginning of a curve concave northeasterly having a radius of 952.00 feet and a central angle of
4° 49' 58",
Thence southeasterly along said curve an arc distance of 80.30 feet to a point 17.00 feet, measured at
right angles north of the centerline of Citrus Avenue;
Thence westerly along a line parallel with the centerline of Citrus Avenue and 17.00 feet distant
therefrom, to the easterly right-of-way of Kansas Street,
Thence northerly along the easterly right-of-way of Kansas Street to the True Point of Beginning.
